What happens if the vendor cant find all paperwork needed for sale?

Our vendor cant find Fensa and Gas Safe fire installation certificates and a guarantee for damp proofing work that was done. The gas fire was installed in 2016 but has never been serviced but they advise its working.

How would you proceed if documents like this as missing??

We also are buying somewhere that has had windows replaced and damp work done, no paperwork for either. For the windows, our solicitor has suggested liability insurance but I'm not actually sure that this is a useful solution. For the damp work, the guarantee only really matters if you have any worry that the work is failing. If the survey found no evidence of damp in that area, I wouldn't worry too much about that.

What has your solicitor suggested?

Oh with the gas fire, just tell them they have to get someone in now to test it.

I couldn’t find a gas safe certificate when I sold my mum’s house. British Gas won’t issue a duplicate certicate but did confirm all the details via mail. It was good enough for the buyer’s conveyancer but not good enough for the buyers, so they paid for another check to be done.

I don't know about the specific things that you're referring to (there is no gas where I live so have no experience of that) but some guarantees aren't transferrable to a new owner anyway.

You can order replacement gas and electric certs from Gas Safe and NICEC as long as registered of course
