Looking for tips for a planning appeal. Only at pre application stage but the council have said no to my plans. So gutted

You sound like you could do with the help of a planning consultant. They will be a good source of advice re: what us and isn't acceptable locally.

Thank you. Any idea of the costs of a planning consultant at all? Already sunk loads of money on this. It’s a difficult property but really thought the design was good.

Did you ask the planning dept before you started? They're usually pretty helpful and if you can't appease them early on then the plans are dead before submission

Plenty of ways to do this by the way, standing back the front elevation, reducing ridge height, considerate planting and screening etc
