Feel like estate agent isnt doing enough to sell house...

So my house has been up for sale for 4 weeks now and in that time I've had 2 viewings, both really liked it but no offers, struggling to get mortgage I think. I dont feel the agents are doing much to promote my house and think they have just listed it and are now waiting. A house on same road (worse condition than mine) has had 6 viewings and when I tell my agent this they dont say anything.

We have also reduced it 15k in that time.

Can you advise me of what more they can do, why would one house get more interest etc.

You've reduced it by 15k in the space of a couple of weeks? As a buyer, that smacks of desperation and/or something being wrong with it.

A good agent should be actively promoting your house to people who haven’t necessarily requested to see it - when I’ve been house searching, the good agents always mention they have other similar properties I might like and could they interest me in a viewing.

But really, they can’t get people to view if they don’t want to. Have you asked them for their honest opinion on why it might not be selling? Ask them to be blunt. It might sting but it’s better than thinking nothing’s wrong and getting no viewings.

I've already shared it in a different name.

Got lots of good feedback, maybe too tidy was probably only negative and things I cannot change which is fine but why is my neighbour getting viewings.

Just want ideas on what to be asking EA to do now really as we have already addressed the house is fine, write up could be better but not sure I feel comfortable asking them to change that as it sounds ok to me and surely that wouldnt put people off viewing.

Without the link it's very difficult to advise. If the listing is good then there's not much an agent can do, they can't force people to view it.

Is your neighbour’s house cheaper? It may be in worse condition (which is still subjective) but many people would prefer to buy a house which they can renovate to their own taste rather than pay a higher asking price for decent enough decor which isn’t to their taste.

Whilst agents can promote your house in ways like as I mentioned above, the vast majority of your viewings will be people who have seen it on Rightmove and requested a viewing themselves. If you aren’t getting viewings then the issue is either the price; a glaring problem with the photos or the listing; or your house just doesn’t look very nice. If feedback has told you it isn’t the third then it must be one of the former two or s combination of.
