Wwyd? Play room/Den in low roof loft

Can't decide if we're being crazy or not to consider this.
We're not going to be able to move in the near future, or ever probably.
The kids each gave their own (small) room and we have a cosy living room and decent sized kitchen diner but no real hang out space for them:

Our attic is 1.5m high. Not big enough for proper room as you have to stoop to walk in it.
Kids want a den up there, they're happy with low height because they want bean bags, a tv and games console etc for chilling out. It's a fairly decent size for that and seems reasonable.

It will all be done properly with floor suitable for walking on and drop down solid ladder. Planning on carpet and one velux window for ventilation.

Already boarded and ladder in place so cost should be less than £5k which we can comfortable afford.

It would not be a formal room for planning/selling purposes but I think would create a valuable space in coming teen years. Kids currently 13 and 12.

Is this a crazy idea? Would it put you off if buying this house?

I would do it. Having a play/hang out room is great for everyone. Could you do a dormer window to make a bit more space where you can actually stand up?

It’s great idea, kids get there own space away from adults, you get some peace, I would spend the money on insulating the roof otherwise it’ll be unusable in the winter, but don’t spend a fortune as you say you can’t sell it as an extra room

The dormer wouldn't be cost effective we don't think as the height can't exceed the highest point of the roof so it would still only be 1.5m, it's trying to find that balance between making a dead space useful and throwing away money:
Although to be fair a bit of peace and quite and space for them not to squabble over the next few years might be worth its weight in gold Grin

Forgot to say we do have lots of storage elsewhere and can build storage into eaves so that's not a huge drawback

Sounds great - but do be super strict about no one sleeping up there - it would be really dangerous in the event of a fire. Unlikely I know, but not worth the risk.

We had this down but "properly" permanent paddle staircase, linked smoke detectors but couldn't legally be a room due to the head height rule - it must have been 1.56m as I could stand up in the middle.

Was costly but worth it for us.
