A few houses near mine have loft conversions but there is just a window instead. Anyone have this?

I may be able to get away with just velux - any tips?

eh?

@Azzizia Yes, you can do this under what's called permitted development rights these are a set of guidance that outlines what you can and cant do to your house without planning. You can provide a rear box dormer as long as the additional space provided is under 50cubic meters. So just adding velux's is allowed.
You will however need comply with building regulations, as you will need to update insulation values internally and provide suitable structural support to the existing house.
So yes you can get away with just velux's but you will need to satisfy building regulations. I have done a fair few of these type of projects. If I can assist any any way let me know.

Are you asking about not having a dormer?

You’d need a v big loft to get a useable room without one. Most houses probably don’t have lofts big enough to keep the roofline, add a Velux and have a decent room.

You can convert your loft with just some velux windows and not raising the roof. But if there isn't much head height it won't be classed as a habitable room if you come to sell, and might not be much use before then due to lack of space
