I’m in a state of stress and devastation.
We are selling our flat and buying a house. Offers accepted the other week and everything moving forward fine. We’ve just found out that our buyer’s lender is probably going to want a EWS1 form (to confirm we don’t have combustible cladding - we definitely don’t but lenders are asking for these forms irrespective at the moment - the block next to us has a form and it passed the assessment and it’s exactly the same as us but we need a separate form). Anyway, this survey is now booked for end of Jan next year and I am very stressed out at the thought of our buyer pulling out when they realise it’s such a long wait. I don’t think they can confirm their mortgage offer without this piece of paper which would make me feel uneasy if I was in their shoes. I’m also stressed out at the prospect of the seller we are buying from being unhappy about this delay (we got a very good deal on their house so I know they’d find a new buyer quickly and easily...). With this delay the earliest we could complete would be mid Feb I think - which strikes me as very long time from offer accepted (end of October) to completion.
If you were the buyer or seller in this situation would you freak out and pull out of the chain? I’ve cried so much this evening (and realise it’s coming from a place of privilege but we really need this sale to work out for lots of reasons not least the part about buying the ‘house of my dreams’)
