Please can someone tell me why my flat isn't selling?!

Price-wise, it's appropriate - even cheap - for the area. I know that it hasn't got it's own garden, but there is a huge communal garden which, in central-ish London, I'd argue is better than a tiny garden.

Admittedly I don't like the estate agents pictures much. It's really light in real life, but they always seem obsessed with turning on all the lights.

Anyway, any tips would be hugely appreciated. Thank you!

Very central location but not a great area IMO, I grew up around Ladbroke Grove and would be very nervous walking around near Westbourne Park station and the estates nearby at night time.

Hire a storage unit for all your stuff and paint it all magnolia - it really will help in this case!

The door to the balcony/ fire escape is off the children's room, yes. It's no longer a fire escape incidentally..... (it's no longer needed. There are 3 other MUCH better ones!) I will make it look nicer though. And take photos of the communal garden.

This is no use to you but I'd love to house sit in your flat. I"d be mesmerised looking at all your books and prints and art ... I would not be bored.

Looking at the outside and the inside, I know they're incongruous, but I like that, It reminds a buyer that making a flat a home to your taste is within your power and imagination if you have a bit of vision.

If I lived in London I'd buy it. I love your style and I could happily live in your home, clutter and all. Reminds me of my childhood home. Everyoneoved it there and it was a busy cluttered hive. I'm doing something similar with my new house.
But we are in the minority op. Most people like grey sterile homes these days Grin

I like your style but it needs so much work for the price.

At the very least a buyer would need to factor in the price of:
New bathroom
Painting throughout
Tiling in the kitchen

So busy. So cluttered. That screams to people you have no space. I’m sure your children love the bathroom but potential buyers probably will not.

I love your decor, but it hasn't been staged for selling. I really like the outside.

'Grade II-listed' - these words put off a lot of buyers. It shouldn't but it does.

Yes definitely too much going on. Towels right in your face in the bathroom shot doesn’t do it any favours.

With all your pictures on the walls my first thought as a buyer would be all the holes left behind.

Re night time in this area, it's not quite what it was 15 years ago. I feel very safe. And I know most of our neighbours, so...

I love your flat (I actually recognise it from insta). It’s really tricky, that stage of making it sell-able but still your home. Definitely agree that the communal space should be photographed. What’s the feedback been like?

I absolutely love the kids’ room! But I do agree the bathroom is not to everyone’s taste, and the flat is too cluttered in general.

It is true that it is not beautiful, unless you're into brutalism, but the price reflects that. It would be double the price if it were in a nice-looking stucco-fronted house....

All true. But this is not just about aesthetics - lots of people who would be willing to live in an ugly house for the right price will completely rule out a flat on an estate that looks like yours, due to concerns about safety, antisocial behaviour etc. However well priced it is, most of the people who have half a million to spend will go for a safer option in a less expensive area. It just means you are fishing in a smaller pool of buyers.

I would consider it myself at that price mind you, if it weren't for DS.

In all fairness there's a huge chasm between the OPs property and a grey sterile home. Most people just want a nicely presented, well maintained and easy to move in property. The OPs is very cluttered which makes people think there's a lack of storage space. In addition to this the missing kitchen tiles and bathroom show there's work to do which will also be putting people off. Smile

You don't have to put everything in storage, but people want to image themselves living there. Nothing at all wrong with how you choose to live or decorate but the reality for selling that it's very very loud.

Less is more when selling.

A buyer cannot imagine their stuff in their as there is too much of yours in there. You need to depersonalise and declutter and lose the shot of the balcony.

It looks like a beautiful fun filled home! If I came for a cuppa I’d struggle to have a proper conversation because I would be too busy looking at all your wonderful things.

However, the average buyer will look and say “there’s nowhere for the flatscreen TV”.

OP, I absolutely ADORE it. Really enjoyed the virtual walk through, love your style, it looks so full of style and personality and a lovely family home. Unfortunately some people prefer shiny grey minimalism and are unable to visualise past your lovely things. I hope you find a buyer soon.
