Please can someone tell me why my flat isn't selling?!

Price-wise, it's appropriate - even cheap - for the area. I know that it hasn't got it's own garden, but there is a huge communal garden which, in central-ish London, I'd argue is better than a tiny garden.

Admittedly I don't like the estate agents pictures much. It's really light in real life, but they always seem obsessed with turning on all the lights.

Anyway, any tips would be hugely appreciated. Thank you!

Also, agree that the bathroom mural needs to go. Perhaps you could paint the cabinets in another fun colour, like a mint green or something along those lines?

And kitchen tiles...yes. Wonder if it would be better to paint the area where they’ve come off, and get a specialist tile paint to paint of the yellow and blue ones to make it a bit more cohesive in there?

Oh I love it! It has a lot of charm. I could see it potentially becoming an ideal home for me. But I’m good at imagining/envisaging decor and have a strong creative/artistic bent. Most people would be put off by the clutter and uh, creative eccentricities, I think.

Rent a storage space, put most of your books and clutter into it, and tidy everything up/make it much less personal. A lot of people can’t see past a very strong aesthetic like that.

Oh my! You need to emotionally check out of this place now. Remove about 90% of what's in there and put it into storage, sort the bathroom out completely.

Think boring, neutral, clean lines, likely not to your taste. Come on OP, you can do it!!

The exterior picture doesn't actually show our flat. It's a different building (on the same estate.) I'll get that removed too.

It is true that it is not beautiful, unless you're into brutalism, but the price reflects that. It would be double the price if it were in a nice-looking stucco-fronted house....

I'm going to do what you all suggest.

Just in case you hadn't got the message:

It's far to cluttered, it looks cramped with nowhere to relax
Pictures just leaning against things, i.e., not on a wall looks so untidy and screams lack of storage space.
The unit/dresser/shelf unit thingy on the right of the photo in the kitchen overwhelms the kitchen making it look cramped and tiny and is again very cluttered but the worst aspect of it is that your eye is immediately drawn to the damage on it.
The outside balcony photo doesn't do any favours at all, again messy and cramped
The books piled everywhere screams lack of storage
All the cushions everywhere make the place look untidy
Bathroom - too much stuff in there, again untidy and a very unique decor which will not be to many peoples taste.

It needs to look clean, tidy and spacious to attract as wide a market as possible.

Reasons why I wouldn't buy it:

  • The exterior of the building is extremely ugly/depressing like something from a dystopian film!
  • The outside space is pathetically small plus grotty
  • The big mirror behind the bed with lights would have to be taken out which is hassle and money to spend
  • When you sit on the toilet your knee is virtually crashing into the washing machine
  • The bathroom needs to be completely ripped out and replaced
  • The kitchen looks worn-out and quite old-fashioned
  • The front door is ugly, ditto the door/window in the bedroom
  • The rug in the lounge is gorgeous but you'll be taking that with you!
  • I love the framed pictures and the pile books in the bedroom but you'll be taking those with you!

Half a million for that is absolute madness, even if that's what the properties in the area go for.

That said, I'm sure you'll sell it once you declutter and knock the price down some.

It's difficult for those of us outside of London to look at an ugly block of flats and then that price tag! We live within an hour of London on the train and paid just over that for a 5 bed listed house with 2 gardens!

Considering the building, you really have made the flat look beautiful BUT I have to agree that the clutter makes the place look smaller and that the bathroom needs looking at.

Is very busy. Lots of stuff.

Bedroom photo crowded with books.

Loads of towels on bathroom door. Make it look like no storage.

Hi OP, I really like your flat. I'm in London too & it's not expensive & I like your style. But I gather from advice a friend who had his flat valued that nothing without outdoor space is selling - and the blurb says that you have an amazing shared garden but where is it? You're crazy not to have photos of that. And if you can make the little outdoor space where you could grow veg better, do that too with some nice pot plants.

I would remove at least 50% of your stuff and finish the kitchen walls off, and paint the bathroom.

It's full of clutter, there's no need to have books lying around in this day and age, they can be sent to the charity shops. Get rid of the rugs and take down down all the pictures on the walls

Besides that the building itself is really ugly and you could easily find much prettier properties nearby for the same price. Maybe some with balconies as well.

I think you should drop the price by £50,000

Neutral colours on walls if possible. Minimal pictures and evenly hung. No clutter...i.e. piles of books on show, masses of towels, pictures in frames on floor. Minimally patterned bedspreads/throws. Rearrange the child's room to look more like a single bedroom. Clean the outside area (small balcony?) Better photographs (different angles?)

The outside of the building is ugly, but there is nothin you can do about that.

I'd be a bit concerned about the access to your property along the balcony- can your neighbours get to your window?

De-clutter a bit, but not too much, or it will be a vacant box in an ugly building.

I'd definitely view it as it iif I wanted that particular area, but is the west way noisy from where you are? I've just realised 23 years ago I lived very close by. I think I'd be very fussy about certain roads, and maybe I wouldn't want that particular road, but suspect that is reflected
I'm the price.

I agree. My detached 4 bed village home with loch views is only worth half of that, but I'd be gutted if I had to live in a tiny wee maisonette in a concrete jungle.

But, I guess since it's Londontown...

I think it's quite reasonably-priced, considering where you are. I think you'll sell it, eventually, but you have got work to do - although you certainly don't need to remove 90% of your stuff.
I also quite like the building. Not quite brutal, I'd say, but it's right up my street.
