@PointyMcguire When we sold, we completed on the Friday but our buyer didn't collect the keys from the estate agent till Saturday.

We have called the bluff of the "gazundering" buyer from hell and our lovely EA has given him a piece of his mind. What a horrible horrible man. Our chain has also now lost all its removal bookings because we were supposed to be completing by end of November. This was the date chosen by our buyer, who turned out to be a lying bastard.

I feel absolutely terrible about how this is going to effect our vendors.

So it's a waiting game now - will our buyer pull out today? Who knows.

Hi gang,

when you say "7 weeks into the purchase" what day are you counting from?

I often think this because my clients will say "we're 6 weeks in" or whatever and I have to say to them "maybe for you, but I onlt got contract papers yesterday" or whatever...

Is it from acceptable of offer, either way?

@MinecraftMother I always count it from chain complete/our solicitor having the contract pack (Friday brain means I’ve forgotten what this actually called but hopefully you know what I mean) etc. Basically from the point with which we could begin searches and get the ball rolling. Would you consider this the point to start counting from or is this still too early?

Can any lovely conveyancers tell me when the latest you can exchange before Christmas Day is? People don’t exchange contracts on Christmas Eve do they?

I’d like to hope my solicitor is home with her family on Christmas Eve.

Just getting mumblings of vendor and buyer wanting to exchange before “Christmas” and that’ll be impossible because searches take 4 weeks alone!

I’m getting pissed off at them all but I don’t want to lose the buyer or the vendor.

Can someone who knows more than I do about these things tell me what actually needs to happen to exchange?

Our buyer's solicitors have apparently received all searches back and responses to enquiries. Buyer has mortgage in place and survey completed and all ok.

On our purchase I understand we have all searches/enquiries back and mortgage is in place. Just awaiting results of survey but not expecting anything major as it's a relatively new house and we know houses in that area, good friend of ours lives on same estate.

Everyone in the chain of three is talking about exchange in the next couple of weeks but my solicitor is being less than helpful when I asked whether she thinks this is possible, she basically just said it depends if the chain is ready and if so yes and if not, no. I know that she's probably manically busy but I haven't done this before and just need some advice! She said solicitors don't talk to each other so I need to get the estate agents to chase....is that right?

Hi all,

I've been a keen viewer of this thread for the last couple of weeks but haven't posted until now. Gives me comfort that others are also on this particular merry go round!
We are currently in the middle of selling to a FTB and purchasing a vacant property that used to be a rental so no big chains here!
It's been 4 weeks since offers were accepted and despite homebuyers surveys being done and dusted on both properties and all our mortgage applications being confirmed and mortgage deeds being signed, our conveyancers are yet to order our searches. Draft contracts were sent and received last weeks so I'm puzzled as to why no searches despite me prompting twice 🤔
I think I had dreams of this being over by Christmas? Because my mental health is deteriorating daily whilst living next door to current neighbours. But very much doubt now that will happen and really finding it really hard to stay positive. The constant noise from next door has been wearing us for the last five years but is pushing me into a real depression now. Need to get out for my sanity! 😟

We have a proposed completion date of 16 December, all signed documents are in hand. Hoping for an exchange after our buyers survey next Weds, no surprises expected. Fingers crossed!

Had a phone call with my solicitor, who has so far been very lovely and comprehensive, to ask a question about the mortgage offer and "reflection period." Seems we can just ignore the latter.

I did quickly ask whether she'd had any word about when she might receive the contract pack from the seller's solicitor, so that she could order searches. She mentioned she hadn't yet - but would chase them to at least send her the title information even if they don't have everything yet, so she could order the searches.

I mentioned - oh! I actually purchased an online copy of the title register, plan, and flood risk from the land registry, to check it out before we put an offer forward. Is this what you need?

Apparently it is, so I've just emailed that over to her and she replied almost immediately to say thank you and she'll get the searches ordered 🎉She also sent a very nice note offering condolences about my mum. I really like her.

well my solicitor emailed today to say they've got the docs from sellers solicitor and have ordered searches. The final search is due back on 31st Dec.

Definitlely not moving before Christmas then (phew)

There were muttering yesterday of exchanging today. Obviously didn’t happen. Waiting to see if it happens next week, it needs to to meet our completion date and keep everyone in the chain happy so I’m keeping everything crossed!

@RAINSh0wers oooh good luck to you! We were supposed to move Tuesday but our buyer (who has created the biggest fuss all the way through to hurry things up) ended up not being ready. Not booked removals, taken time off work.... so it all came to a halt last fri....except nobody told our sellers and they moved out. Hence they’re keen for us to exchange ASAP. We can get in the day before completion though so I’m pleased with that.

Another day of our buyers solicitor saying they haven't received the property info forms, but I know our solicitor has sent them via post and email numerous times grr. I can tell our solicitor is absolutely fed up of them.

@lolabears I suggest you send them via Royal Mail tracked to the buyers solicitors. So you can see proof they’ve had them. And an email read receipt too.

I'm super angry today.

Our buyer is using Beaumont Legal who are just abysmal. Our solicitor has been chasing all week for a response but nothing.

Our buyer knocked us down 5 grand nearly 2 weeks ago, we agreed, but on the proviso exchange happened immediately. But our dickhead buyer hasn't got proof of deposit, nor has their revised mortgage offer been supplied.

I fired off a very angry email at lunchtime asking what the hell is going on, but no response. I'm absolutely convinced that dickhead buyer is going to pull out soDH and I have agreed that if we've not heard anything by this time next week we're going to pull the plug.

I'm sick to death of bending over backwards for a buyer who has been nothing but a pain in the arse. We're very aware that we're going to cause a lot of pain to our vendors, but I would rather stay put than carry on feeling as anxious and stressed as I do (I'm nearly at breaking point, and struggling a lot)
