Searches are back and last lot of enquiries about to go in on our onward purchase.

Not sure where we are at in terms of searches on our current property, all I know is that their solicitor has said they will forward them enquiries when the searches are back and as they haven't I'm assuming they're not. Been in touch with our agent to chase and make sure they're not back yet as their solicitor and indeed the buyers seem to be very slow at responding to things. Just really hope nothing else goes wrong and we're on the homeward stretch, would love to be in by Christmas but we'll aware this is unlikely.

@Rubyredroo no we didn't, they pulled out after only waiting for 2 weeks. I don't know what it's like elsewhere in the country, but where I am during this pandemic most agents are only letting you view houses once you have an offer on yours so we had only been able to view a couple of houses before they pulled out.

WE FINALLY EXCHANGED!!
I feel like I deserve to be a little excited as we’ve been trying to move since early 2018. Many failed purchases, many lost buyers, what has felt like millions of viewings of our house over the years. At times I thought it would never happen, seeing everyone around me move within a few months of first marketing. And now finally we got to this point, hooray!

I've just been told that our developer is going to threaten to take our incentives away from our purchase if we don't complete next Friday (approx £35k), which is highly unlikely to happen. Anybody experienced this and can reassure me?

@NewHouseNewMe we've had the same when I've spoken to removal companies. Either too busy to fit in new work or booked up weeks in advance so suggesting a 4 week delay between exchange and completion. Our chain of 3 is really keen to move before Christmas but I can't see it happening!

It's the moving version of the chicken and the egg isnt it. How do you book removals if you havent got a confirmed date, how do you commit to a date if you dont know if you can get your stuff moved Confused

Well we haven’t had any progress today at all.

And my conveyancer said she had received the PIF but she hadn’t - she has apologised. do they usually make mistakes like that?? Confused

Another day of no progress for us. Buyers solicitor asked for the draft contract, property info forms, epc etc to be sent again - presumably because they've lost themConfused Meanwhile our vendor is talking about moving before Xmas.

@Badgerbadger22 Miller Homes - just hope they're not going to go through with their threat. Our solicitor is very experienced dealing with new builds so I'm hoping she has seen this before. I know it's going to be a stressful weekend of worry!

@MinecraftMother I could've written your post. Sat here on my sofa with a stack of files to read through because there aren't enough hours in the day. Thoroughly sick of giving updates to estate agents and brokers on top of the clients themselves - maybe that's unreasonable, but every update takes time away from being able to actually make progress on the bloody file so that the next update is different!!  it feels like there's no light at the end of the tunnel now.

December is always mad but I'm already dreading the rush for completions squeezed in before Christmas.

In brighter news, my mortgage offer arrived today for my purchase  over the moon, it took forever. Can't wait to move in now.

@Badgerbadger22 we're all human and mistakes are made (especially in this age of insane caseloads) but that's a pretty strange one to make since the property address is on the front of the form!

@jujuball maybe she got the “attached” email files all muddled up? Thought something was the PIF when it was actually just The Plan?

We just want the initial stuff in place for our purchase and then we’ll relax. We haven’t once chased for an update on our sale in 8 weeks. Blush but we provided everything we knew we had to (and immediately too!)

Congratulations to everyone who has exchanged or completed this week. We finally exchanged on Monday and complete tomorrow. The stress has been overwhelming and I don't normally feel stress! This thread has been hugely informative and helpful and also reassuring that it's not just us in the situation!
I am now worried that something will go wrong tomorrow. Is there ever a time when completion doesn't happen??????
To all the solicitors on here thanks for your free expert advice and wow you are dealing with a lot at the moment!

I have to say that our solicitor has been completely marvellous. We knew the risk when we exchanged with our vendor, but took our buyer at their word.

The issue really is the awful system we have here for buying/selling houses, which leaves sellers horribly vulnerable to the whims of unscrupulous buyers. I guess it can work both ways, but it's a bad system.

These "roll call" threads tell it all really.

Congratulations to everyone who has exchanged or completed or just made progress this week.

Our solicitor phoned today. We are waiting on the property information form from the vendor. Estate agent says vendor sent it back over two weeks ago. Vendor’s solicitor is not returning calls or emails from my solicitor or the estate agent. It’s very frustrating. Apparently my solicitor can’t look at the title until they have this form. I’ve told the estate agent and my solicitor that we will just pull out of the purchase if it comes to our buyer pushing us to exchange before the purchase is ready to exchange. I am NOT losing another buyer. We will just go into a rental instead of buying.

Well I nearly exchanged today - but didn't because my buyers Solicitor hadn't received the deposit. Maybe tomorrow - and then I need to contact people about the new moving date.

We sold at the end of October, and after a delay due to a positive Covid test, have viewed and had an offer accepted on our next house.

AIP sent to estate agent with ID, solicitor notified, now to hurry up and wait for something to happen.

We are week 7 into our purchase. Still no confirmation as to what the top of the chain looks like. We have our mortgage offer and our survey done, searches underway along with initial enquiries.

But our estate agent is talking about everyone aiming for a March completion to hit the stamp duty.

Why would we be looking at another 3 months?!!

@Tomatoandbasil we have exactly the same problem here with the PIF and Title Plan!

Our solicitor told my husband yesterday that Santander are 99.9% going to disapprove of us going to into temp accommodation to break the chain Shock it’ll only be for a few weeks!

Is that true? @PointyMcguire and @jujuball you both broke the chain - didn’t you?

Can’t believe another week has flown by! We started with high hopes we’d exchange this week, but now know this isn’t likely to happen for another few weeks.

We finally got hold of our surveyor directly yesterday as there was still no sign of our report and we’re now a fair bit over the 5-7 working days we were quoted! Hoping to have the report by Monday now, but he was happy to confirm verbally there were only a couple of minor issues, but nothing major or structural so that’s one thing less to worry about.

Sellers are now saying their movers are taking everything on the 10th/11th and plan to be completely out by the 12th which is absolutely fine, but is there any way we could complete on the 11th but collect the keys from the sellers on the 12th @MinecraftMother? We’re keen not to lose a weekend of moving in if we can help it.
