Hello

We put our house on the market a few days ago. This is our first time selling so have very much gone on all the advice from the estate agent but I'm having a wobble.

Mainly because there is so much competition on our estate and we are looking for a reasonably quick sell (we are selling because we are worried about not being able to afford to stay here much longer).

Thats our Rightmove link. We have been advised to do nothing to the property and save money for new house by the EA.

Anyway, please do be honest.

Wow PumpkinChai I've just looked at the link again So much better. The front room looks like a different house now, well done!

I posted quickly this morning before leaving for work, and I regretted not saying that the house is lovely just could do with XYZ. Sorry of it came across as really blunt.

I think the house looks lovely & I would say mixture of price ( it usually is ) and not having a local well informed estate agent.

I read this thread in it's entirety just now. I looked at the pictures thinking what on earth was everyone on about!! The lounge looks spacious, the garden looks lovely, kitchen great. Then got to the end and realised you'd updated things. Looks really good!
I did this too, was wondering what people were talking about! Looks like some good advice given and quickly turned around.

I think it looks lovely OP, especially the kitchen. Best of luck!

Lower your price in line with others - your kitchen is nice but not sure it warrants that much more especially if you want a quick sale and there's a number on the market (and why is there? I'd be wary that everyone wants to sell...)

Can I ask for more opinions please if anyone is about? 2 Houses have sold on our estate within a fortnight and we haven't even had 1 viewing.

We are looking to lower the price but DH is worried it will look bad or suspect?

I've only seen the most recent photos. The bathroom is dated compared to the rest of the house but looks livable. The garage looks old. I was thinking how modern your house was but the garage makes me realise it's actually quite old.

It's decorated very nicely though, I like it.

It’s lovely. Only small things. A Moroccan bike rig in the lounger area, repainting the garage which looks scruffy, a red towel in the small bathroom with the light tiles, a blue geometric or Moroccan blue patterned hand towel or bath Matt in the other bathroom To bring the blues together

Are the others on with local Estate Agents? Could Purple Bricks be putting people off. Gets quite a lot of negative comments on here. (Although I wouldn't use some of our local estate agents either).

Whilst I would agree with this as a buyer, I'm constantly amazed at the number of comments on these threads based around pint colours and furniture.

OP, the garage pic isn't doing you any favours - if wonder what else was in the same condition but covered up.

if you still haven't had a viewing then I'd ditch purple bricks, and go with an estate agent that sold a house near you recently.

My first reaction is the living room looks small but I think that’s due to the position of the sofa? I would want another picture with that moved back, move the play gum for the pic and have another pic of garden on sunny day.
Are we looking at the same house?

The living room is a great size - what "clutter" could OP possibly remove?

It looks really nice, very tidy, not at all cluttered; if it's not getting views it's a price thing.

(Also, the blanket you have on the sofa in front of the window... um, where did you get it? It looks absolutely lovely and I want one!).
