Hello

We put our house on the market a few days ago. This is our first time selling so have very much gone on all the advice from the estate agent but I'm having a wobble.

Mainly because there is so much competition on our estate and we are looking for a reasonably quick sell (we are selling because we are worried about not being able to afford to stay here much longer).

Thats our Rightmove link. We have been advised to do nothing to the property and save money for new house by the EA.

Would also be tempted to pay for professional pictures. And if these are they are really poor.

You need new photos - garden needs to be taken in sunshine, lounge needs to be taken with all the toys/play stuff hidden/removed. The shower room is less than 1m - I'm reading that and assuming it's useless and not fit for purpose - a decent photo could convince me otherwise. I like the kitchen. A lot of things don't look neat and tidy like I would expect when a house was put on the market. Stupid things like the grass looks like it needs a cut, straighten the curtain in the lounge, move the sofa to actually show the available space. Can that third bedroom actually fit a bed etc? A lot of people can't visualise that if it's being used as an office. Sorry if this sounds harsh but I think there's a lot of very simple things you can do to improve your chances here. I have absolutely no problem with the green wall though in the bedroom - I personally wouldn't bother changing that.

Good advice to move the sofa back and have another chair in the sitting room. Flower pots on patio and outside front door. I would paint the green bedroom wall a more neutral colour as its very strong. Good luck.

Definitely move the sofa back to the wall and remove anything toys. Get rid of the pumpkin on the table and just have the table clear with no table cloth.

A better picture of the bathroom needed, the toothbrush is on charge but you can put that away. Maybe get rid of the bath mat too, a nice white one if needed! Put the cleaning spray away too.

Kitchen looks great though, love the sky lights. Pop a big potted flower outside of front door!

When we sold I did loads of research on ‘staging’ your home and it really helps! The best of luck!

It looks lovely - especially the kitchen. I agree with others that removing some of the kid's stuff from the living room would help. No idea about the price though.

Have you spoken to your lender to see if they can do anything on rate with adding the fee to your mortgage. Many years ago I was in a similar situation and Hsbc waived my fee as I was staying with them.

Your mortgage is nearly as high as mine and I owe a lot lot more.

When I emptied my rooms of ALL clutter and had professional photos taken on a sunny day my viewing increased markedly and led to a sale.
Superficial I know but it works.

You have a lovely home.

I agree you should have decluttered more for the photos and rearranged the living room.

Bathrooms should never have anything personal on display, I even hate to see loo roll. People get the ick, so should remove everything!

Also the study photo isnt great and way too much stuff.

Get a photo of the extra loo. And if you are getting new photos, weed the patio. Gives it an uncared for look.

It's a beautiful home but I do think your photos need to be redone.

4th photo of lounge/diner - there's a green tinge that makes it look almost like there's damp/moss on the carpet (from the baby seat all the way across). I'm guessing it's a camera issue but I'd replace that photo for sure.

Your kitchen is lovely. I don't know if it's because I'm on my iPad, but the two photos of your living room make it look like two different rooms as it looks green in the one facing the window but blue in the one facing towards the kitchen. I agree it looks cluttered. The bathroom looks fine to me. The green in your bedroom is ok. I love your kids bedroom with the mountains on the wall.

I might try to wait until it is sunny but the patio looks so much better without the weeds. You could probably get some sand and put it over the patio to suppress some weeds for a bit longer.

Your kitchen shot is a good alternative view and the garden one is better.

I'd echo all the comments about sofa - move all the toys and put it back against wall at the very least to gain all space for a picture.

I think that garden shot is better and worth swapping. I'm not keen on that kitchen shot, don't like the roof.

Can you fit the dining table in the kitchen? A lot of people won’t like having it in the sitting room.

Also I’d get some blinds or somesuch for the kitchen windows which look out on the fence - not an appealing view.

The changing colour thing is really weird and would make me suspicious that the photos have been edited. The two lounge photos are completely different colours.

I agree with previous comments. The unused room looks really weird. The small bedroom with the double bed is badly photographed, it's very unclear what furniture you could put in. The sofa needs to be against the wall. There needs to be a photo of the shower room. Could the blurb say something about the considering work you've done to improve it? Your kitchen is stunning.

As a buyer, I've not had a good experience of purple bricks. It's really awkward having the buyer show you around. I'd like to talk to my husband about the property when looking around, which you can't do with the vendor there. When we looked around places with the purple bricks agent showing us around, without fail this on through an "open day" which meant there was no flexibility with the date, and sometimes over packed (this was long before covid).

We made an offer on one place, which was accepted. The conversation about this was with a call centre, not the agent. A few days later, the agent called me to say they'd accepted a different offer instead. We were willing to offer more, but the agent was not interested in having a discussion about this at all. He just said they're accepting another offer, end of story.

You don't need to put a bed in bedroom 3. Just put packing boxes together to create the shape of a bed, nice bed linen and starched, propped up pillows.
Agree that you should remove all clutter from bathroom window and bath mat. Decorate with a luxury candle, fluffy new white towel and small green plant instead.
If you are painting your table white, you could do the pine chairs in chalk paint too. A white table cloth and vase of flowers. Another view of the garden towards the house.
But a lovely home OP. I'm sure it will see quickly.

Declitter the living room. I mean take the cushions off the settee, remove the place settings in the table and remove any of the other non furniture items in the floor (the baby stuff). Paint that mountain wall in the bedroom, I have a multicoloured painted wall in daughters bedroom which is my decorating pride and joy but most would hate it.

The colours of the sitting room photos are different - one is green and another is blue! Not sure how the estate agent managed that. Also agree with PP the room needs to be clear of baby clutter.

The house def has kerb appeal and the kitchen is lovely.

So much better! But the filter is making the carpet look really brown and like it needs changing.
