Hello

We put our house on the market a few days ago. This is our first time selling so have very much gone on all the advice from the estate agent but I'm having a wobble.

Mainly because there is so much competition on our estate and we are looking for a reasonably quick sell (we are selling because we are worried about not being able to afford to stay here much longer).

Thats our Rightmove link. We have been advised to do nothing to the property and save money for new house by the EA.

Anyway, please do be honest.

Thats because it does @Baxdream ! We were gonna change it but EA said don't waste money as whoever moves in would rip it up and replaced anyway

I've just arranged to view a house on the market with Purple Bricks. I rang the number in the RightMove advert which led me to a voice recording which told me if you want to view any house you have to download the PB app

I persevered, downloaded the app, put all my details in so I'm now registered and tried to arrange a viewing. Bare in mind the house is empty and this was yesterday (Friday) there was only a 2.00pm slot to view for the whole weekend. The only other options were a couple of days next week. I've had to opt for next Friday at 4:30pm

Personally I'd check to see how available the estate agents are making themselves for doing viewings on your property. As said property is empty I'd have thought there would have been more availability and I'm not sure how many ppl can be bothered to download the app and register, bit of a faff

I think the new layout works well, only slightly strange thing is it doesn't look ideal angle for watching TV but can't see that bothering anyone that much. The photos look far better, if I was being super fussy would say better with more co-oridinated cushions, the 2 blue cushions look good, pink ones look a bit like seen better days and orange and pink clash. But can't see it bothering anyone much.

ah good point, I didnt know that @Burnthurst187 about the PB app situation - I am a bit annoyed at myself for just going on recommendations rather than shopping around but I didnt have a clue.

As we are doing the viewings ourselves though, the availability is 8am to 8pm. Although I hope no one views it at 8pm as the kids would be in bed!

That made me laugh @KoalaRabbit about the cushions, DH always says we should get rid of them, he hates them, those pink ones are all brand new and the blue ones I dislike and am hoping to replace soon but maybe I should get rid of them all hahah!

The only thingsI would do is change to a local independent estate agent and have the photos taken on a sunny day.
Nothing else would put me off. The bathroom is fine. I’d rather change it myself than move into a house with a new bathroom which wasn’t to my taste.
You’ve only been on the market for a few days, don’t panic yet.

Grin Pumpkin I think cushions are good, the ones on the bed look perfect to me - they match the bedding and bring in different textures. I was actually thinking it could be an excuse to buy different cushions so just two types - maybe dark blue velvet for the blue with either light pink to match walls or white for others. But that's probably me being ocd about cushions and may your DH to say you have to choose between him and cushions Smile.

Your bedroom in one of the photos there is some random purple thing sticking out from under the bed, my eye was totally drawn to this and I was totally unable to concentrate on the room. Also make the beds like there are a hotel, ironed duvet covers neatly pulled out - your are selling a lifestyle people like to be seduced into believing they will have perfectly made beds if they bought your house.

I like the new photos. The tall plant looks great in its new spot.

I agree with LolalovesLondon's suggestion of a rug to pull the sitting room together.

Also DianaT's suggestions wrt the bathroom.

The photo of the downstairs shower really adds to the appeal of the house.

Nice job on the garden.

Right I have updated Rightmove Advert! I think that is all I can do for this week, certainly very grateful for all your help today and the remaining suggestions to improve the house will have to wait until we are free again!

It looks so much better @PumpkinChai. My only negative comment now would be the grouting in the shower room. It looks very dark, I'd be looking at how to lighten it because it would look so much cleaner and spacious.

The only things I can suggest is..
Switch the two sofas to make the smaller sofa be the one in the room.
Also, have you tried turning the dining table 90° so that the room appears wider and not so long and thin?

I read this thread in it's entirety just now. I looked at the pictures thinking what on earth was everyone on about!! The lounge looks spacious, the garden looks lovely, kitchen great. Then got to the end and realised you'd updated things. Looks really good!

The sitting room looks cluttered??? Are you serious? The house looks beautiful I hope it's snapped up EXACTLY as it is, I'd be well happy if my house was that "cluttered" 😂
