House buying/covid/flooding

This is perhaps really complicated or perhaps I've just overcomplicated everything.
Both my first home with my partner 3 years ago, house is perfect location isn't the best. There is a river nearby but we are classed as a flood risk as loads of flood protection work done, however with global warming and seeing some horror stories I'm really worried about it becoming flooded and there have been a more and more flood warnings over the last 12 months.
House prices have gone up a bit regardless in the area and due to covid my work has done well and managed to save up a decent amount.
Should I move now, in a pandemic to avoid the flood risk?
Also is it easier for me to sell and then rent and look or try and buy and sell all in one go.
We work from home and have pets so ideally want to just move, but have seen that chains can really be a nightmare?
And would you move at all right now? I feel like whatever I choose I'll make the wrong decision
