Staircase within bedroom

Hello ladies, we've just had an offer accepted on a lovely house and I really do like everything about it except one thing - there's a staircase within a room leading up into the loft room. The vendors we are buying from did that so their DD could have her own personal living area, like a living room + bedroom sort of thing.

Obviously it's not the be all and end all, and for a four bed property in the south east, it was very reasonably priced so we'd have been silly to pass up on it.

What would you use that staircased room for now? I'm thinking a nursery/kids bedroom so at least when we have a DC, they can be one staircase away, with us in the loft room, then maybe after five years we can move the stairs to above the original staircase and then rearrange the loft room (move the ensuite). Thoughts?

If it's actually a 3 bed then we'd have to reassess the price we're paying for it and if they refuse to accept less then we'd walk away because, generally, 3 beds in the area are worth less than what we're paying.
And if banks insist it's a 3 bed and then refuse to lend on the current valuation then that could cause issues too.

I can't believe I started this thread to get ideas about a staircase and now it seems regulations may not have been met and I'm suddenly buying a three bed. Haha! Grin

Thanks again for the enlightenment. I'll request all necessary certificates and do further research. I don't want us to get it wrong.

I'd leave it as it is and use the downstairs as a dressing room. Looks lovely.

Regs from 4 years ago when we had loft done was that you have to have a clear path of exit from a loft without going through a room or have sprinklers installed.

We had to rebuild a wall.

I love it. I'd love to have a bedroom like this, with a study / large dressing and lounging area underneath.
I'd do nothing for now.
In years to come if you're desperate for the separation then hire an architect to give you good solutions. It doesn't look as though a second staircase will fit on the small landing area(?) For now enjoy this quirk.

@Honeyandapple absolutely! It definitely isn't my favourite feature but it's not something I'd want to change straight away. I just don't like that when the time comes and we need more space, we'd have to do extra work to make it happen. But apart from that, we can definitely live with it for a few years. We have no kids now anyway and when we do, they'd still get their own room and we'd have space for guests as well.

I guess no every home will be perfect but at least the potential is there! And that's what counts Grin
