Hi mums I'm looking at moving from North London to Essex but I don't want to go too far out but still somewhere
Safe
Good secondary and primary schools
Shops closeby
Green too
Looking at a 3 bed with garden around 450k?
Any suggestions on areas I should look at?

Chelmsford is nice if you are looking for a bit of a mini London. I believe it's classed as a city now and has a lot of shops, restaurants and bars. Takes about 35 minutes on the train to get to Liverpool Street.

Fan of Essex here. Spent ages in ignorance thinking it was Largely drab/ built up london overspill. There are so many really lovely villages and proper country esp towards Suffolk border. It’s definitely ‘mixed’ partic as you get closer to London.

Brentwood is nice. There are parts of it (pilgrims hatch, thriftwood estate) where you could buy what you want for your budget. Chelmsford is lovely and cheaper if you can be further from London.

They vary by area but there are plenty of good primaries. Not so sure on secondaries but there are excellent grammar schools.

People are fine, a bit Towie mostly just normal, like anywhere else. The town has vastly improved since it gained city status.

DH is a Witham boy. Mainline train station, good shops, good community thing.

Chelmsford is really nice. Great shops and parks and plenty of activities to cater to families. The single sex grammars are superb. Lots of lovely small market towns in West Essex if you're not too fussed about trains.

Given that you don’t want to go far out, would you ideally stay in London? You can have a look further out along the central line. I’m from the other side of the river but have visited a friend in Loughton and that’s on the central line, green, lovely high street etc. I can see in Rightmove that properties on your budget exist there.
