I will need to get rid of this flat eventually as it will not be suitable for me
long-term due to stairs. I could stay tops 10 years.
Also there is a lot of housing planned in the area and I am wondering
if this will lead to a fall in prices in the end.
Right now the concern is not to have to wait ages to sell it,
It is in good condition

If it has no garden, it’s a terrible time to sell: hang on for a couple of years unless there is an urgency to mive

There's no harm in putting it on the market and seeing if you get a buyer.

I agree that you could as well put it on the market for a bit and see if anyone’s interested. If not, you can always try again in a couple of years.
