Renegotiate after survey help?

Buying a house from a landlord shes now decided to sell up as tenant moved out in Cheshire. Agreed price of 195k, knew it needed some work but felt is was mainly cosmetic and offered just below asking price to reflect this. Anyway homebuyers survey has valued house at 165k
Not sure where to go from here. Agent feels survey being over cautious but some mention of damp, cracks and generally far more work that a general refresh. Still want the house but worried could implicate mortgage and leave us out of pocket. Any suggestions where to go from here? Thanks

A professional surveyor has told you what its worth, why pay more than that.
Lower the offer to 165k based on the surveyors report and offer to send it to the vendor as proof

This is why you have a survey. Reduce your offer or walk away

You pass the report onto the Agent/Estate Agent to show them the validity of your new thoughts and you reduce your offer accordingly.

Just to add lender has yet to complete their valuation on the property either
