Feel like fool: New Build discrepancies

Name changed for privacy.

Moved into new build home and getting to know neighbours. I suddenly feel like a fool about the discrepancies I've erectly discovered but don't know if there's anything I can do?

Bought off plan last year. Builders offered a £3k voucher to spend on house. It was our first time with a new build so we went along with it.

This week I have learned that neighbours with smaller/cheaper homes to mine got even better incentives of at least £4k and they also bought off-plan like us too. Someone with same home style as ours got given £5k to spend on their house. There is no obvious reason for the discrepancy other than the builders could see us as fools from a mile off!

Ok, it's only about 1-2k more in difference, but that's still a lot of money. Some of the neighbours complained about delays due to covid etc and got extras thrown in. I feel like an idiot for being reasonable and not complaining (I thought it was obvious that the covid delays wasn't the builder's fault...).

Is there anything I can or should do? Or is this something I have to chalk up to being a lesson in experience for the future?

They negotiated harder than you did buying a house is a bartering process even with a developer. With developers you can haggle over everything from how many paving slabs they lay to kitchens.

Don't beat yourself up it's done now.
We've all overpaid for something when we were young especially cars in my case.
You live and learn, it's cost you £1k but you won't ever do it again so it's not lost Smile

BadDucks · 10/10/2020 11:44

Nothing you can do really they just negotiated better than you did. Frustrating I know probably best to stop discussing it and live in blissful unawareness!

It’s exactly the same as some people managing to negotiate a lower price than others do.....for a car or a house or when buying in any market place.

It is annoying when you find out others got the same thing cheaper....but it’s too late now as you agreed a deal and signed it through fee will.

It will just make you aware next time that you can negotiate.

Before you make any purchase do some research first....that’s when you find some tips about negotiating.

Very true. I did suspect there's nothing we can do now and just have to chalk it up to experience if we ever move again.

Thing is - how do you negotiate? The sales lady was saying the plots are selling fast etc. We got worried we would lose out! I guess we should have been prepared to walk away if they didn't negotiate.

If you are happy with the house then just move on. You really wanted it and we're worried about missing you. And you got what you wanted. Don't sweat about it.

What if gets you nowhere.

Cloud21 · 11/10/2020 22:56

It’s her job to say they’re selling fast.
Like others have said, if you’re content with your lot, that’s what counts.
