Sell now before roof needs replacing

Edwardian 3 storey block of flats. The neighbours warned they had had to replace their roof as coming to the end of its lifespan.
It looks as if many buildings of similar age in the road have had their
roofs replaced.
We have no leaks yet and the flat roof plus missing tiles have been
replaced .
I doubt the other 2 flats will want to replace the roof. They really moan
about even £50
Still if there is a mortgage there will be a survey as likely vendors
would be youngish and first time buyers
The road has seen a fall in prices in the last few years
