FTB buyer-rightmove question

Hi,

FTB here (hopefully), and have a quick question regarding estate agents, rightmove and everyone’s experience.
Have been house hunting for nearly 3 years now, and finally house came up last week. Rang to arrange viewing, and placed an offer (asking price).
Were told offer accepted but need to view to confirm, so after viewing on Monday that was confirmed and ball rolling with us contacting solicitor and so on.

I’m wary, because it hasn’t changed to ‘under offer’ on rightmove, so I’m assuming this means people are still able to view/put offers in?
Do the estate agents need to tell us of other offers?

Yes this. You should always make the offer subject to it being removed from the market.

They’ll put it under offer when they have received proof of funds and mortgage. They won’t remove it at the offer stage even if you demand because there is the risk you don’t have enough funds or have the mortgage approved. It’s standard practice.

Hi OP, yes what PPs have said is correct. Once you offer, you should say your offer is conditional on them immediately ceasing marketing and viewings once accepted.

The EA will usually counter that they can't remove until they have proof of your ID and evidence you can afford the purchase. When I bought with a mortgage we just had to prove we had the deposit, and tell them that we'd have the agreement in principle and our solicitor info within a week - and that was enough to get it taken off the market at that point.

It's likely been removed at the estate agents- they are always SO slow to update Zoopla/right move etc. Took weeks for our rental property to show as 'let' call the agents tomorrow and get them onto it

Have they checked you are financially proceedable? It can take a while to remove from Rightmove but you should request they do.

It goes officially under offer once id, AIP, proof of funds etc are all in. We will hold viewings for a couple of days to give you chance to get it all in.

The estate agent will see on their system that an offer has been accepted and hold viewings.

In england no guarantee that an estate agent will hold viewings unless you demand it comes down etc. Their duty is to their seller and nothing is binding until exchange/ completion. Just tell them to take it down

The estate agents saw proof of funds prior to viewing, they did state that they would cancel all other viewings if we were still happy once we’d viewed the property, and so I’d assumed that would mean altering the advert on rightmove.
Will give them a call tomorrow to follow up.

I would chase it as some EA do still do viewings even when offer accepted. Our agent has changed Rightmove and its gone through very fast, same day possibly instant.

ours wasn't removed until our buyer could prove the funds and I waited until they instruct a solicitor and booked a survey, I wanted them to show some commitment.
Lot of knee jerkers out there.
However, I stopped accepting any viewings or even offers (gazump) by another buyer.

As a buyer, you got to be in the driving seat - don't be passive - this is your money and your biggest purchase (and also liability if you're taking a mortgage!)

Its all business - don't feel bad about hurting feelings of the agent. Its all business to them too. So if you want something, ask for it. Don't assume - this also applies for the rest of the process. Wondering what fixtures and fittings will come with the property? That washing machine or fridge? Ask! Seller's solicitor not getting back to yours in a timely manner? Demand from the agent. They're there to make their money and do their jobs to get this transaction complete.
