Slower broadband in New home - will we notice difference?

Currently have fibre broadband with sky @ 70mb. Just checked speed at the house we're buying and the checker is saying max available is 36mb. Will that drop in speed be noticeable? There will be two of us working from home during the day and two Xbox obsessed teens online in the evening as well as usual web surfing and smart tv watching

We get 35ish, it’s fine mostly DS1& 2 both like gaming/steaming in the evenings and DH & I will watch Netflix. However when my sister stays and also streams then we notice buffering.

For your usage you probably won't notice any difference.
