What would you offer

I've seen a lovely house which has been up 2 days, had 7 viewers in that time.

It's up for offers over £350k it seems a reasonable price for the estate and area not really overpriced but it is the top of our budget. It needs updating but nothing major but it has a n elderly person in with a stair lift etc so would need to replace carpets as holes in it from stairlidt, showers as big handles and therefore holes will be left in tiles etc.

Just wondering what you would go in at? Any ideas?

Aesthetics are expected to be paid for imo. So the things you've mentioned I'd take as just expected costs.
Given the numbers of viewing I'd expect to offer at least the asking price.

I’d say it depends how much you want it. If it were me I would put a note through the sellers door and tell them how much you love their house, compliment them and can you ask what they’d be happy to accept, you can’t lose anything and also they may be the type of people that want to sell to someone they know will appreciate their house. I did it recently and got the house.
