Where would you put a utility/cloakroom?

Love this house but I don't like the cloakroom off the dining area and there's no utility.

What would you do to this house to add another toilet and a utility? (The garage would be converted to a bedroom and bathroom for a nanny)

Lose the hallway by the side door. Could put in a good sized loo there. Move door to front room into the main hallway.

There's a few ways of doing it OP but how much work would you want to have done?

Personally I would knock the conservatory area and add it on to there and rebuild a sun room also.

I was thinking turn kitchen into utility/cloakroom, push kitchen to dining area and tab on an additional sun room. (But if course, this is a lot more work).

chuppachupchup - wouldn't that make the reception room dark?
I suppose it doesn't ned to be across the entire floor area.

What about the side access? (opposite side from the garage)? There's an external door which could be straight into utility.

Would blocking up the side access decrease the value?
