Sadly the offer I put in was declined - we went 3k and it went nearly 15k over! Feeling like I'm never going to find anything :(

Booked in for a couple tomorrow, one on Friday and two Saturday.

Aww @llamallamallama09 that's a shame, it sounds like bidding wars are going crazy in some areas.

How long after accepting offers on your houses did you start packing? I don't want to start too early but also don't want to be in a mad panic right at the end!

Got a ring yesterday to say the FTB at the bottom of the chain dropped out as they can't get a mortgage. Further delay, just hope our vendors are patient enough for us.

@Jujuball I started packing about 6 weeks after accepting our offer. Although I am still very nervous that something might go wrong I have found the packing and decluttering quite therapeutic! My partner has said he thinks it is too soon in case it doesn’t happen but I am planning on moving at some point even if this chain goes wrong so I figure it will save a big rush at the end.

Ah @Pepperama bummer. It’s really daft that the system requires us to basically guess whether we’ll get a mortgage or not, offer based on that and then see if we can. AIPs are great in theory but they’re not really worth anything, you can get one automatically online in a few minutes and nothing is checked/confirmed to get one.

@moveandmove you’re not wrong but a new one got started early and everyone moved over.

@llamallamallama09 what kind of % over is £15k? All sounds a bit stressful, but just got to keep on looking.

Completed on my sale in July and have only just had an offer accepted on a property last week.
I had a second viewing yesterday to be told that the vendors of the house my vendors are buying haven't found anything yet so feel like screaming
My current living arrangements are really really not ideal and I had so hoped to be moved in by Christmas
But I guess anything is possible

I accepted an offer from a FTB late July, I was buying an empty property so I thought it was going to be sooooo easy. How wrong I was Grin Turned out that property was in a high flood risk area, access issues and a lying EA, so I pulled out. Offered on another property after a month they decided they didn’t want to move anymore. Anyway I had an offer on a lovely house ( much nicer than the others) accepted 5 weeks ago but everything is going so slowly solicitor isn’t replying to my emails/calls, mortgage has been with the underwriters for 2 weeks but having read through this thread this is quite usual Shock

We had a building survey done on Tuesday and I spoke to the surveyor on the phone and I filled 2 pages of A4 with all the things he said he was most concerned about.......I’m trying not to panic now and just wait to read the actual report. What are others experiences with Building reports, is it that it sounds worse because they go through every little thing??

My moving in by Christmas is not looking so good today.......

@Radleygirl a full buildings survey is very comprehensive and can sound bad. Your surveyor should have given you an indication of which findings require immediate work and which ones are more of an “FYI you should sort this out at some point “. Wait for the written report and take it from there.

We had several 3s on our report, but it was stuff like wasps nest in loft and windows are not safety glass (original Victorian sash windows) so nothing we would worry about for the most part.

Can someone talk me down from my nerves?

We had a third viewing yesterday, which appeared to go well - as yet no offer though.

We absolutely love a house and know the vendor has received an offer but it’s lower than they would like. They agreed on Monday to give us a few days hoping we would go under offer then we are in a position to proceed.

It’s been 24 hours since the third viewing. Nothing back yet at all - I am on tenderhooks and clearly all the while time passes it’s all looking more unlikely.

It’s so bloody stressful!

Yes we have and I do have lots of confidence in how they are approaching it.

The buyer just won’t give a yes or no. Which I suppose I have to read as a no really.

We have not actually had one piece of negative feedback about our house (lots of viewings) so it just feels futile really

After lots of emails backwards and forwards, delays and stress on my part, it seems we are trying to exchange today. Our vendors are only just transferring their deposit funds now though - can that happen instantly or will it need to clear first? So tense...

Ooh exciting @ChristmasTree999 fingers crossed!

I phoned our lender today to check on our mortgage funds being released - they were requested on Monday and as far as I was aware we were waiting for them to exchange ASAP. Lender says yes they have been authorised for release, but for release on Monday as that’s when the solicitors have requested them for! Monday is not ASAP team!!!

I do not recommend these solicitors.

Still been getting ignored from solicitors so today I’ve rang, my mortgage broker has rang and estate agents and all been told they have still not got the last document back which they have because my vendor confirmed this. Everyone agrees my solicitors are lying but we can’t understand why

When will I ever exchange???? Just want to cry and sleep.

Latest update: lender asked our buyer for ANOTHER form and now it’s at least another week until mortgage amendment and exchange. I am in tears now. This whole process is so bad for my mental health.

Got the vendors solicitors to contact ours as ours said there are still queries outstanding. Since then radio silence. We are 14 weeks in to buying an empty property from rented. How long will this take?

Our searches have finally come back but our solicitor is on holiday till Monday so we won't be able to get an update till then and I've signed and sent back our mortgage dd forms so things are starting to move along. We also managed to get ds a place in a new school. I'm hoping we are in by October half term.

I think my anxiety is really a problem now. I'm so certain is all going to fall through and we will struggle to sell again. Plus the thought of going through all this again, but in winter so viewings with the garden like a mud pit etc people walking mud into the house (we live rurally) just fills me with fear. Just had an email from the conveyancer with the list of queries from the buyers solicitors (so nothing abnormal) has been enough to set me off heart racing and in a total panic. It's ridiculous how stressful this is!!
Our buyers seem wonderful the little contact we have had so far but I'm just so fearful because it's not a normal house and does have a few 'quirks'. Just telling myself we need to answer these queries, get through the survey and then things are looking good. It's just the next three weeks I'll lose sleep over
