Please help me sell my house!

Would appreciate any critique or help - been on the market 2 weeks and all everyone keeps telling me is how quickly things are selling. I have only had 3 viewings, one was a nosy neighbour, one didn't turn up and the third liked it but it was over her budget. Have listed previously and sold within 4 days so I don't know what's wrong this time.

Any ideas of how I can improve the listing to get more people through the door?

I think maybe get new photos of the third bedroom done as an actual bedroom rather than a room full of random stuff... anything else?
Tone down the garden patio perhaps?

Maybe brighten up the bathrooms a little. Nothing extreme but just some colour such as plants or pictures. It really does look great though.

Also maybe delete picture 6 as it makes it look really overlooked and take from a different angle?

The only photo that's not ideal is number 10 (box room?) which has that white set of drawers in it - too big for the room. But that's a small thing really.

Is it priced reasonably for the area?

It's a very 'generic', uniform house, nothing unique (not an old/unusual/characterful one etc), so as long as the price is right it will appeal to someone looking for that type. It's clean and tidy inside and out, just no real character, so there isn't a great deal of potential to make it stand out any more.
Don't wish to to offend you Op, just being realistic as I work in property. Hope it sells quickly for you.

I too think it looks lovely. The only feedback I could give is that the bathroom looks very beige compared to the rest of the house; the house looks quite bright and looking at the exterior photos it was a sunny day so I'd question why all the internal lights are on; and I'd remove the car peaking space photo. I don't know what it adds and instead could be mentioned in the text.

ps if I'm being really picky the red in the plant on the coffee table jars with the sofa. I'd personally change it. Good luck and hope you sell it soon.

I don’t think it’s the decor or the photos. This has happened to us before. Sold first day once, took weeks and weeks a couple of years later. It could be the price, demand in your area, but it’s not the presentation.

That is the only thing I really noticed too. All the furniture in that room makes it look cramped and I wonder how useful that room would really be as a bedroom.

Its very nicely presented, maybe a little too decluttered! Yes to adding some colour to bathrooms with bright towels.
I like your patio (I assume it's painted) but the photo looks like house at end of garden completely dominates. Maybe it needs a different back garden photo. Also not clear if you have any front garden at all.
Third bedroom needs to be staged. Can you maybe borrow a crib? They make rooms look huge!

Thank you all. No offence taken. I want to get the place sold so I need to know what people are honestly thinking when looking at the photos!

Will see if I can get the third bedroom photo removed for now and perhaps see what I can do about getting a single bed and drawers in there to show it as a (small!) bedroom. And add some plants or other bits to the bathrooms somewhere.

I think it's very nice as it is and you can't really improve on interior. Love the patio (tiles?). I think it's the location on the edge a bit further from amenities and for some maybe to close to the motorway. But if priced correctly, should sell, would be easier if the price was just undercutting the norm for the stree if you aer in a rush.

My only comments would be that it would be good to get a different photo as your number 1. Perhaps the fab kitchen or garden?

And the photo of the parking space does absolutely nothing really.

It’s lovely but it’s (no offence!!) just your average, ten a penny house. It doesn’t stand out at all and lots of the time people can buy the equivalent brand new for about the same money give or take.

And it’s one of those houses that people who need three bedrooms for two children will likely just rule out because that third bedroom isn’t really a bedroom unfortunately. So it’s perhaps only appealing to people looking for a two bedroom and then is it out of budget for them?

Just my observation but it looks like plastic grass in the garden. The rest of the house is fine, can be changed easily to someone's taste. But plastic grass is a faff. Take out and reseed or turf down. And then get rid of plastic grass.

It looks lovely but I'd love a rug in the sitting room on the floor as it looks a bit cold in there. Also more colourful accessories in the bathroom. Agree re 3rd bedroom too. Good luck I'm sure it will sell soon

I think your house looks gorgeous OP; clean, tidy and nicely presented.

Small things you could do to potentially improve could be:

  • have pic of kitchen re taken without the bin in the photograph. Hide it out of the way, and during viewings too.
  • if you can, pull your lounge rug underneath your sofa's legs until about a foot of the rug is under the sofa.

-retake garden photo from opposite end

-remove picture of the parking space.

An honest response:

It is all a little bland and lacking personality.

Lounge - some books/travel magazines on the coffee table or art/pictures/photographs on the wall or window. It needs some warmth and textures, a throw for example as the temperature is starting to dip. Lamps will help to make it cosy.

Kitchen - move or better still hide the bin in the kitchen, I wouldn’t want to eat that close to the bin.

Kitchen - fruit in a bowl on the kitchen table instead of plant, some aspirational cookery books on display, some good quality wine strategically placed etc

Garden - do you have outdoor furniture, if so why has it not been shown in the photograph? It seems a reasonable size so show it off. Good quality furniture and soft furnishings - cushions and 2 maximum, throws to wrap around when sat outside.

Main bedroom - chest of drawers to the left of the bed is too big and makes the room look pokey. Also is that a duvet cover as it looks like a sheet, use a double size duvet cover with a king sized duvet inside so it looks plump and inviting.

Second room with the day bed - put a double bed in there instead, buyers sometimes have difficulty imaging space available. It is being presented as a single bedroom/office hybrid currently.

Third bedroom....goodness too much furniture. Make this into the designated office space and with the desk chair from previous bedroom.

Main bathroom and en-suite - both need fluffy towels and nice products displayed.

Have the parking space picture retaken, it is out of focus and doesn’t add anything to the property.

Final point - move the desk in the lounge away from its current position - when in use your back would be to the door and your outlook is the wall, hardly
Inspiring.

If feasible keep the lounge as a lounge for relaxing and move office into bedroom 3 to create work/home division which is especially important currently.

If you need 2 office spaces - configure bedroom 2 as a double with space for an office desk and bedroom 3 as a designated office.

The recent house prices are a lot less for terraced houses. Might seem over priced compared to that. House is lovely I can't see any way to improve it, but where I live would only be worth 150,000 max but down to location in county xxx

Actually take the cupboards out the small box bedroom. It makes it look unusable x
