Please help me sell my house!

Would appreciate any critique or help - been on the market 2 weeks and all everyone keeps telling me is how quickly things are selling. I have only had 3 viewings, one was a nosy neighbour, one didn't turn up and the third liked it but it was over her budget. Have listed previously and sold within 4 days so I don't know what's wrong this time.

Any ideas of how I can improve the listing to get more people through the door?

I think maybe get new photos of the third bedroom done as an actual bedroom rather than a room full of random stuff... anything else?
Tone down the garden patio perhaps?

I think your house looks lovely, just needs the picture of the parking space removing and bedroom 3 redefining. If it doesn't sell, then the price will need changing unfortunately.

Really don't bother with fruit bowls and books. It wont make any difference; in an area where there are lots of similar houses for sale, people will go for condition, position and price.

I havent read the other posts as wanted to just say my initial impressions.Its a really nice house overall I think it is mainly a few small issues with the photos and staging. The front photo of your house does not make it that clear which one it is, I'd maybe get one a bit closer in or from a slight angle so its less of the whole row.
There's a lot of darker wooden flooring downstairs, I'd maybe get a rug to go under the table and also one for the living room to soften it up a bit.
I'd have a rethink as to the best arrangement of the sitting room as the corner sofa looks a bit out of place there as should really have the corner up against a wall so the desk and chair the other side look a bit out of place. If there isn't anywhere for it then maybe you could replace it with 2x 2 seater sofas?
The only other thing is your 3rd bedroom being done as an office. I'd put a bed in there just so you can see it can be used as a bedroom. I think more people would see a bedroom and know it could be used as a study whereas they may not realise a study is big enough to be a bedroom unless staged that way. I also think there is too much furniture in that room.
Again, it's a lovely house I just think a few small tweaks might put it on more peoples radar. No idea of house prices around there to know if it is a good price or not

Good points have been made. I think your property is very nice but it is let down by a few things. The astroturf and badly staged third bedroom have been mentioned, and are v important.

Something to add (maybe I missed it if anyone else has mentioned it) is the wall colours. As a house searcher I am very put off by magnolia or other yellowish hue wall colourings (except bright lemon yellow or mustard which can be nice depending on the decor). These colours make the space feel dated and in lack of natural light. It doesn't help that you have the lights on in the pics, which exacerbate the yellow tones. In my view with a paint job you could increase interest in your property, although it does have to be priced competitively for the size/area!

I'd get the garden photo retain at a better time of day so the patio is in the sun.

It's a lovely typical new build. It's never going to set the world alight but it's a lovely example. I don't know the area though.

It looks very clean and beautifully presented. It’s very small but people should know that before arriving.

The only thing that might put me off is the patio in shade. Reading on (which some might not), I find it has a SW facing garden so I’m surprised (disappointed) about the amount of shade.

Can you get the garden pic re-taken from a more flattering angle at a better time of day?

I would retake the garden picture, as the main thing you notice is the looming neighbouring house, and some inside on the landing to show you have storage (!), but other than that it's fine, I think.

You are up against 2 larger nearby semi's at that price on Right move. One needs work, but the other is very similar to yours, so you may have to come down in price a bit.

It’s a lovely home for a small family and seems to be well priced.I would ditch picture 6 and get better garden photos.
I actually thought the house in picture 6 was your house. In real life I might be looking at the garden and not notice it too much, but picture 6 highlights it’s closeness.

It isn't any more overlooked than a lot of similar properties.
Bit surprised the estate agent mentions Huxlow as a selling point, as it looks more like a house for a couple with younger children )or none). On the other hand Irthlingborough Infant School has a nursery, which could be a plus for some.
I agree with the poster who mentioned Chown's Mill, but it is something everyone in the area just has to put up with for now. I wi imagine there is less road noise from the A45 than Higham for example.

The living room is the biggest issue. You need another photo/s to show more of the room. It’s not up to the standard of the other rooms and will be one of the most used rooms. It’s very student-y. The yellow walls and that blue-green wall just visible on the right don’t match. And the dark blue sofa doesn’t go at all. The position of the sofa doesn’t work either. I would paint that room.

Also that fake grass - I think it is - would put me off.

Ask for a new image of the front door, showing only yours - not the fact that it's so tightly terraced.

That's the only thing I can think of.

3rd bedroom needs a bed, current set up makes it look tiny - too small to even be office as that is in 2nd room. I’d add some colour to bathroom too. Other than that it’s totally fine. No idea on area so can’t comment on price etc

I love the Mumsnet attitude to house selling. We sold our previous house without 'dressing' it. The buyers loved the room sizes and conservatory. The house we now live in wouldn't pass the Mumsnet test either as the bathrooms were ghastly, the decor 'interesting' and the garden hopelessly overstocked. We bought it for the layout. The OPs house is lovely. So it will come down to price in the end.
And if the OP's house had sold, she would not be concerned and asking for ideas. People are suggesting things because she asked, this is hardly unsolicited advice.

It hasn't been on the market long. I would give it a few more weeks and drop the price if necessary.

I don’t think that third bedroom is too small. It’s 6x8, a perfectly acceptable size. A standard single is 6’ long, so it should fit across the end wall, giving lots of space as you come into the room. The house will easily suit a couple with two children.

Your problem is price not presentation if you want a quick sale. (Two weeks is nothing)

Otherwise you will have to wait it out.

Not read any of the replies but after looking at the photos I needed to check the number of bedrooms, as there is only one photo of a bedroom.

You could do with another photo of the living room, one that shows the other walls, as it looks quite small. but it probably isn't.

A deal breaker for me would be being so overlooked by the neighbour's house at the back. You cannot change that obviously, even if you were to take another photo from a different angle prospective buyers would see it when the visit.

Being overlooked by neighbouring houses at the back is normal where I live and is typical of terraced housing. If someone is looking at a house like the OP’s, they will expect to be overlooked in general.

I love it, looks clean and modern, patio tiles are beautiful! I don't know the area but if it's at the top end of pricing for that type of home, people might have their rightmove search cut off at 200K so it won't be seen?
I'd also make the 3rd bedroom into a bedroom, is that a futon in the corner, just use that with nice bedding.

A photo of the house from the far end of the garden would help.
Patio looks shaded so probably best to catch a time of day when it is sunny.

I think you definitely need to show the third bedroom has room to be a bedroom and you need something on the wall in the bathroom but other than that it’s beautifully presented OP.

Photo of Bdrm 2 is better on RM.

Personally the photo of the parking space is a good thing. Lots of people will look at photos and be interested /discount it on photos alone & showing you have parking is good!

It looks lovely to me. I like 'uncluttered' and you don't need to clutter it up with books/plants/coloured towels etc.

The third bedroom looks smaller than it needs to, try to borrow a cot & move the drawers out (just for the photos).

The only thing that would bother me is the fake turf - I'd want to be sure real grass could be laid. I would try to get it a less lurid colour in the photo.
