Would appreciate any critique or help - been on the market 2 weeks and all everyone keeps telling me is how quickly things are selling. I have only had 3 viewings, one was a nosy neighbour, one didn't turn up and the third liked it but it was over her budget. Have listed previously and sold within 4 days so I don't know what's wrong this time.

Any ideas of how I can improve the listing to get more people through the door?

I think maybe get new photos of the third bedroom done as an actual bedroom rather than a room full of random stuff... anything else?
Tone down the garden patio perhaps?

Have found some examples of what other people who have sold recently have done with their third bedrooms and it makes a massive difference. No idea where I'll put the whacking great wooden drawer set in the meantime though 🙈

Can't really make the third bedroom into an office AND a bedroom so I'll leave the desk in the lounge for now and try to improve bedroom 3.

Yes, it's sheets on the bed in the master room, photos were taken in the heatwave in May!

I think your house is very well presented! I’d have to say I disagree with the idea of hiding the outlook from your garden. You’ll end up having people come round who then state that they didn’t realise the garden was overlooked!

Didn't think of that. Yeah, best to make sure people are ok with it before they come round. It's stressful getting prepped for viewings, without having a load of wasted viewings because the photos weren't honest.

I agree with the people who’ve suggested a different first picture - it’s not a great photo with next door’s car boot creeping into shot. I’d try and get something from a better angle, or a bit closer in, that shot looks really cramped.

Don’t think you need the picture of the parking space either- maybe add in another garden shot with a view of the back of the house with the doors open. Overall though it’s a lovely looking property.

It’s an inoffensive house. It looks well maintained, clean, probably in good working order.

It doesn’t look lived in. I can’t imagine living in it. When I try I notice the furniture is too big: the sofa for the size of the room; the kitchen table and chairs would always be in the way; the bedroom is full; the box room is too full. The garden looks austere and unloved but I think some people like this and it’s certainly easy to look after.

So, not sure why it’s not getting viewings. Maybe make it attractive rather than functional?

The house is fine - I would target the garden.
Have a photo taken from the bottom of the garden looking towards the house. Those shots always seem to make the garden look bigger - I have absolutely no idea why. And one of the patio with table and chairs on.
Your garden is very overlooked and there isn't much you can do about that in the short term. But I think it might be worth distracting away from that by putting in a few shrubs and maybe a small tree.

What have you done to the lawn? It looks like it’s devoid of life/diseased. I’d get a lawn treatment on it to make the garden look better - the tiles are lovely though.

Yes to staging 3rd bedroom - it doesn’t look big enough to be a bedroom the way it’s currently staged.

It's very lovely OP. Immaculate even however it lacks personality particularly the front. As someone else said, bland, IKEA showroom type thing and effort as in a few shrubs and pots at the front. It's not welcoming inside or outside.

The only photo that's not ideal is number 10 (box room?) which has that white set of drawers in it - too big for the room. But that's a small thing really.

Is it priced reasonably for the area?

I thought the same thing as GetRid - your house looks lovely and is very well-presented, just maybe move out the drawers in the smallest bedroom to make it look bigger.

I’m not sure I’d bother paying a couple of hundred sourcing a bed and paying for storage of the furniture in the third bedroom, it’s perfectly smart as it is.

I wonder if that price bracket isn’t booming quite as much as higher value properties as the stamp duty saving won’t apply to most buyers (if first time buyer then they wouldn’t pay any anyway, and it’s only £1,500 for movers). Also possibly covid and the recession has hit people in that economic bracket harder so house boom is not as much.

Most other similar properties are showing as reduced so also not getting the interest.

I don’t think you can do too much to photos, you could wait it out or reduce price unfortunately.

Have the first picture retaken when the neighbours car isn't there or without it in shot. Replace the dead or dying plant in front of the meter cupboard.

Remove the bin in photo 2 and add some more obvious flowers or fruit bowl to the table

Get rid of the parking space picture.

It's a lovely house.

We’re trying to sell at the moment. I honestly think there’s a lot of “hype” in the market. Some areas property is flying and some not. Certainly the area we are hoping to but in property has been sat on the market for months!

Lovely house. Very Scandi and relaxing. Not keen on the plastic grass but that’s easily remedied by the buyer. Is there a exterior dining area?

The kitchen bin right next to the dining table also jarred with me. If I was looking for a 3 bedroom house I would prioritise having a larger 3rd bedroom over having 2 bathrooms. I'd also discount anything with astro turf.

I really like the patio! The house looks great generally. I agree that only thing to do is stage bedroom 3 with a single bed or cot and take out the parking pic.

It's priced at less than agents suggested and £20k (IE 10%) less than this identical layout house which is a semi, so one neighbour instead of two. I thought 10% less was about right but maybe not.

Ah, I really don't have the money or time to do anything drastic to the garden line re turfing Sad

I physically couldn't fit any more plants out the front either - my lavender plants out there are enormous now!

Yeah I thought having the lights on was weird, photographer insisted!

The patio is completely in shade which would discourage me slightly and definitely agree with PP picture of the road is unhelpful

I love the patio tiles, makes it less generic! Definitely have third bedroom as a home office, all the rage now.
Where did you get your sofa from? Am looking for one just like that!

The first picture should be the front of your house only, it makes it look too ‘terraced’.
Remove the drawers next to the double bed, it looks too cramped.
I would consider losing the desk and putting a double in the second bedroom. Some people lack vision and need to be shown that it’s a double bedroom.
Definitely remove stuff from the third bedroom, it looks far too cramped.
It’s a lovely house.
