waaah, no one wants to buy my house

i know selling your house is meant to be one of the most stressful things to do, but whenever we've done it before it's been very straightforward....

we've only been on the market for 6 weeks, had a fair few viewers & 1 lot had a 2nd viewing, but no offers yet. i am the most impatient person in the world, but we need a quick sale as have found dream house & need to sell ours asap as other people have offers on it too.

we're with the pushiest agents, & have already dropped the price by £50k. dp & i were just discussing going multi agency and sacking the first lot if they don't sell it by the end of the week.

all advice/commiserations/gin welcome .

Lunch seems a good idea. Bet you feel better after a good lunch rather than a half hearted de-clutter.

nappychange - we got 'too small' comments last time and it was because ours was too much money compared to others in the area eg people had 500K to spend and they saw more for their money for that price

the ones with 450 to spend would have thought it was a large house iyswim

check out what else is on the market at your price

in the worst case you could reduce your offer on dream house - did they have any others? if they accepted yours without a chain in place they probably didnt

I think its gorgeous too!But I know people are looking for a certain style in that price bracket I have had great success with the same formula selling houses over the years Basically seriously decluttered with white linen blinds and natural floor length curtains and new inexpensive carpets.Big paintings and vases of big sculptural flowers.Has never failed if a little dull!Its a difficult time atm but you could spend a little and maybe shift it HTH I wish I was still in london I'd buy it.Is that an office in the garden?

Hi would buy a house anytime but it has to be right house in right place IYSWIM. Would agree with others that it's not your house but a reflection on the way things are at the moment.
Also you have been very nice about everyone commenting on your house
Agree with making the windows a bit more of a feature.
Would also think about trying to improve look of kitchen without spending too much that to me is it's weak point.

My mum has just sold her house, 6 MONTHS after it went on the market! We couldn't understand it, it's a gorgeous house, as prestine as a showhouse, she only had 3 viewings and the third one made the offer last week! She stood at the window with a glime in her eyes when the sold sign went up! You'll get there, I think the market is generally slow at the moment.

this is an ok time to look/buy/sell - we bought and sold in sept/oct last year with a view to completing in the new year - fresh start and all that - so there are bound to be others thinking the same - of course people wont move before xmas unless they have to - but they will want it all in place for new year

you're right about the kitchen, it hasn't been photographed well. it's not huge by any means, but a perfectly respectable size.

I think the tiles i nthe kitchen might put me off a bit, unless its just that they look different on the photo to im real life. They don't seem to go with the rest of the decor? Maybe they do really, sorry. Trying to be helpful. Good luck.
