i know selling your house is meant to be one of the most stressful things to do, but whenever we've done it before it's been very straightforward....

we've only been on the market for 6 weeks, had a fair few viewers & 1 lot had a 2nd viewing, but no offers yet. i am the most impatient person in the world, but we need a quick sale as have found dream house & need to sell ours asap as other people have offers on it too.

we're with the pushiest agents, & have already dropped the price by £50k. dp & i were just discussing going multi agency and sacking the first lot if they don't sell it by the end of the week.

all advice/commiserations/gin welcome .

hoxty - if you want curtains then get the ones that have eyelet tops and not the ones that use swish tracking (the ones you have that bunch up at the top), they hang better and give a much more modern look. You will need to put up poles though in place of the tracking.

Ready-made window dressings are such good value nowadays and there's loads of choice so you don't have to spend a fortune.

hoxtonchick · 10/10/2007 10:31

what do you think of blinds everywhere ndp?

OP posts:
NomDeBroomstick · 10/10/2007 10:39

I like. You have such lovely original windows and fab light that blinds would be the obvious choice imo.

LaDiDaDi · 10/10/2007 10:39

I'm so pleased that you aren't offended by my comments!

I was trying to think of how our house lookd in the photos when we were buying it rather than how it is now that we are living in it lol! It was decorated in a way that I would describe as being overly neutral really BUT it made us go and view it when we thought that we had already ruled out houses of that style.

Good Luck!

ellis65 · 10/10/2007 10:47

Hi Great house, i agree you need to declutter and get rid of/hide all personal and kids items. Good luck

newgirl · 10/10/2007 10:51

love your garden!

it looks a lovely warm family house

but..i would want to go in and rebuild the kitchen with a glass wall to the garden so i would mentally knock another 50 grand off!

hifi · 10/10/2007 11:12

you are being very good about this hc, shall we do this when anyone else sells?

hoxtonchick · 10/10/2007 11:30

wouldn't you like to buy it hifi ?

OP posts:
hifi · 10/10/2007 11:48

would consider but dh is a north london boy, soz.

hoxtonchick · 10/10/2007 12:14

we are spitting distance from islington!

oh dear, instead of motivating me this thread has just thrust me into a slough of despondency. will sort some stuff out when dd is asleep.

bagpuss · 10/10/2007 12:31

Hi Hoxtonchick, I had no idea you were relocating. Nothing constructive to add (we part exd our last one), but I love your house . Good luck with the decluttering too.

hoxtonchick · 10/10/2007 12:35

hello bagpuss. how is ds2? dd does a fine line in sticking her hands on her hips & shouting at me atm....

OP posts:
Eddas · 10/10/2007 12:39

don't feel down, the house IS lovely.

I remember lots of people telling me not to sell near christmas, which is getting closer by the day! So it may just be that there is a lull in buying/selling atm. But everyone suggestions should help.

Really hope it sells for you as havingyour house on the market is very annoying. The constant inspection/worry about will they buy it/being on call for buyers. But as someone has said you only need one buyer. Fingers crossed they come very soon

Anna8888 · 10/10/2007 12:50

Beautiful house... but beauty a bit obscured by your decorations / furniture / clutter .

Why don't you start packing up for your future move as you declutter? You'll actually achieve something towards your future move as you do so.

I wouldn't bother repainting at this point (you could try more drastic action if you fail to sell in a couple of months) but I would have a really good clean and tidy. Really shiny windows (get the window cleaner in) and buffed up basins/tiles/sinks (polish with a dry e-cloth after cleaning) etc make a house look much better very quickly.

Don't have any bits and bobs on show unless they are seriously beautiful.

BOOndle · 10/10/2007 13:00

hoxty
had only just spotted this.
suspect lack of interest is due to northern-rock-repercussions rather than any taste-clash issues

foxty do put things on too high too. i'd always thought of your house as 3 beds. and if a room hasn't got a bed in it, it does feel a bit of a swizz

don't forget single type of fruit in fruitbowl looks much more elegant...

BOOndle · 10/10/2007 13:02

oh - and we got an above-asking-price offer last year (but obv failed to find anywhere to buy) once we painted our front door that sort of turqoisey-blue, a teeny bit greener than your front room walls. worked a treat

Twinkie1 · 10/10/2007 13:12

De clutter and paint everywhere cream or beige and rip out all the old carpets and put a very cheap neutral one in its place, maybe even retile kitchen with something a bit cheerier than white? - it works - we even used to put things in the car and park it round the corner so people used to think we lived this lovely clutter free life.

I have just moved though into a house of horrors so that did not put us off.

WATCH THE HOUSE DOCTOR TOO!!

bagpuss · 10/10/2007 13:14

ds2 is great at the moment thanks (if a little trying at times). I am currently enjoying the benefit of him having a long nap after an early lunch....

Twinkie1 · 10/10/2007 13:15

Ooohhh new crsp linen on beds with matching valances too and nice throws over the bottomof the bed - I remeber looking at pictures of this woman (snotty posh bitch!) who had viewed my house's house IYKWIM.

Bitch didn't want my house but she had crap linen and no valance so you could see the divan, crap lemon leather furniture too - she should have snapped my house up was a million times better than hers but she didn't!

Someone will snap it up soon!

Remember you are not just selling the house but the life style!! (Ann Maurice!!)

dinny · 10/10/2007 13:19

oooh, how exciting, HC - what are you and dh doing about work then?

as for the not selling....if you remember my dh is kind of in the business area of property and he says the market is dead (and now is traditionall a busy time, with people wanting to be moved by Xmas)

so, it's not your (lovely!) house's fault!

good luck with it all, Dinny

NappyChange · 10/10/2007 15:21

My house has been on the market for 9 weeks. We too have had our offer accepted on our dream home.

We have reduced it by £10k
We are willing to take a further £10k off if buyer can move quickly.
It is the cream dream - all neutral.
When viewers come round, we hide pushchair/highchair toys.
House always smells fresh - should do, I do a mad clean before anyone comes.
All surfaces are clear, lamps are on, windows cleaned.
I don't appear (at least I dont think) desperate.

We have had 20 viewings. Majority of negative feedback is that it is "too small".

BUT I AM DESPERATE. I cannot eat properly, sleep properly. We can't reduce anymore otherwise we won't be able to afford dream home. Dream Home by the way is not castle in acres of woodland. It's a 3-bedroomed terrace.
Does anyone buy houses in October??

NappyChange · 10/10/2007 15:23

why hasnt my italics worked?

MrsCellarfullofbones · 10/10/2007 15:32

hoxtonchick · 10/10/2007 15:42
