waaah, no one wants to buy my house

i know selling your house is meant to be one of the most stressful things to do, but whenever we've done it before it's been very straightforward....

we've only been on the market for 6 weeks, had a fair few viewers & 1 lot had a 2nd viewing, but no offers yet. i am the most impatient person in the world, but we need a quick sale as have found dream house & need to sell ours asap as other people have offers on it too.

we're with the pushiest agents, & have already dropped the price by £50k. dp & i were just discussing going multi agency and sacking the first lot if they don't sell it by the end of the week.

all advice/commiserations/gin welcome .

Six weeks isn't that long really, is it? Where are you moving to? [nosy emoticon]

It is tough though, the last time we sold a house we were childfree and it was still tough to keep it in showhouse condition all the time, not least because I am naturally slovenly and lazy. I can't remember how long it took, but it felt like forever.

we can't sell ours either... its already on with two agents. We spoke to one of them today and he has advised to take it off the market and put it back on after christmas. He said nothing is moving and he is literally sitting in the office waiting for the phone to ring.

Is it possible your eagerness is frightening potential buyers off? Are you there when they view? If so, go out and make the estate agent do their job.

Six weeks is nothing really - sorry I know you are in a rush but at this time of year it's liable to take at least double that.

I had a feeling this thread would be from you. Just hang in there, if you don't get this dream house, they may be an even better dream house just around the corner.
Be patient, good things come to those that wait. (That sounds good anyway!)

hmmm, well if you have reduced by £50K already, maybe people realise you are 'desperate' and are waiting to see if you will drop again?

round us prices are rising a lot but imo around the 600-750 prices are sticking a bit

I had an email through recently from a new site called triplepig, it was to sell your house online with a free advert, the link's here - I have no idea whether the site will be any good but if you're desperate it might be worth a try. There are loads of other places online that you can advertise for free too, try classifieds or preloved. Good luck!

we're moving to devon, bran. i am eternally optomistic. i know 6 weeks isn't long but i'm feeling the pressure.

we have been out for most of the viewings, frankly i think the kids would scare people off.... the decoration is a bit scruffy, so are the carpets, but i can't believe they'd really put people off. and the tidying is killing me

I've pretty much decided that when we come to sell this flat we will move out first, then do a revamp and sell it. I really can't be bothered with the whole palaver of having people tramping through the house at short notice whilst also trying to stop young children destroying the place. I doubt even Anthea Turner could manage it if she was married to my dh and had my ds following behind her untidying everything she tidies.

Come on then HC, lets see your dream house.

I like it a lot, that's a really lovely garden. Is there only one bathroom and no bath? Some families can't cope without a bath. I would have thought that would be snapped up.

Will you have to have a name change if you move to Devon?

hi hoxton, lovely sized house, but im going to be honest with you,we are looking for houses in the same price bracket and the carpets and general decor would put me off, the houses we have seen have been pristeen decor wise.love your garden thats a bonus in london.everything is now very house doctor, nothing showing which is personal, all clutter away etc .

there are 2 bathrooms, 1 with a bath & 1 with a decent shower.

the one thing i think might put people off is that it's being marketed as 4 bedrooms whereas we have it as 3 beds & 2 receptions. i think if i was looking for a 4 bed house i'd want more reception rooms. does that make sense...?! god, am rambling.

Oh yes, I wasn't looking at the floor plan properly.

The Devon house is beautiful, and at the thought of 11 acres. Do you plan to farm it or just run through the meadows in a floaty dress in the manner of a soft-focus 70's calendar?

Can I ask why you chose Foxtons? I have always considered them to a bit slimy and repellant.

Not sure if this will help but my mum's house isn't selling either and the agents have told her family homes are a little slow right now (hers has been on since March...) OK, that's not helpful at all, is it?
