Conveyancing Solicitors Kingston /I need to find a nice 2/3 bedroom house in a safe area

Hi there

First of all can anyone recommend a good solicitor.

I am selling a flat my mother lives in which we joint own in Fulham. Looking to buy something closer to me in areas which surround Kingston as cannot afford where she likes in Kingston.

I've taken here to Chessington, Lower Sunbury and Hampton so far. Teddington, Twickenham, the nice bit of Surbiton is out of or budget.

Chessington doesn't give either of us a warm feeling but I am trying not to be negative about the area.

Lower Sunbury was nice but I couldn't find the shops.

Hampton is lovely and there are properties in our range but would like to find something closer to Acacia road. Viewed two properties but they were tiny. Currently have a 3 bedroom flat with two toilets and large garden in SW6. The village is nice but out of out budget. Ideally want to keep cost lower then £400,000.

Yes - showed her Molesey - just a little concerned about being so close t the resevoirs. Also showed her Walton on Thames. She liked the town centre but we cant afford to be near it.

The other thing is that my mother is not very agile so needs a bus stop and a few shops very close by . This is what is proving difficult to find..

What about this? Own patio + communal gardens. Seconds from the library, Waitrose, cafes and tea rooms in a lovely little museum. Seconds from a park too and it even has bowls that are popular with OAPs.

Nice - not visited Cheam yet but she not ready to go down the only over 55s route just yet even if she is in her 70s with dodgy knees.

Visited Worcestor park last week but I got a bit disorientated and couldn't find the nice bits...

I think you’ll be able to find a 2-bed flat or house in Cheam that’s not a retirement property but probably a bit north of 400k.

Sutton has Victorian cottages on your budget especially near Manor Park. It’s also v convenient for amenities and popular with OAPs.
Or Carshalton Village further east - v pretty and lots of greenery, library, cafes, the leisure centre does over 50’s classes etc.
That’s getting further away from Kingston but it’s all on the X26 route (express bus).

Oh, your mum might also appreciate Sutton College which does tons of adult classes in things such as Art History or craft etc. They’re popular with a range of ages.

We live in Worcester park, moved here when we couldn't afford to buy in Surbiton. We really like it, live in a lovely close with a playground and all the neighbours know each other really safe, 10-15 min walk to high street and station and the small 3 bed houses go for about 430k there's one on the market at the moment I believe.
Hart brown solicitors are great, expensive but so worth it.
