Three houses, same street (ish)

So for sale there are three houses, fundamentally the same house. Two are on the same street one is just round the corner. Three different price points and three different states of decor.
Renovation is a possibility - not an endless budget for that though and could afford either of them to buy/put down deposit etc

Which one would you go for and why?

I would go for no.1 - there is no way you would get no.@ to that standard in 20K. (at least not where I live, I have done 3 full renovations to date).

But I would consider 3 if the street was nice and the neighbours were nice and tidy as the garden is not overlooked. But again, that house needs at least 30K spent on it to make it into no.1.

Also, do not underestimate the time and stress of renovating a house.

Agree with Annasgirl No 1 is gorgeous and unless you want the hassle and cost of updating either of the others I'd pay the extra to buy it.

Assuming no structural issues, I’d probably go for the cheapest one as it wouldn’t cost £40k to bring it up to the decorative standard of the most expensive one.

I couldn’t see whether house 1 is terraced or semi-detached. House 2 would also be a strong contender as garden looks bigger, it’s semi-detached and has conservatory.

House 1 is lovely, but not worth the extra money for me as I’d rather buy cheaper and do up.

If you could get rid of the conservatory and replace with a small extension I would go for 2. Otherwise, 1.

House 2 is semi-detached, 3 is terraced, what about 1?

I would go for a semi over a terrace.

Financially, house 1 seems to make the most sense to me.
If you want to put your own stamp on the property, I’d go with 3 knowing that you’ll only break even but at least you know what you’ve done and that it’s new and to your liking.

House 2 is neither here nor there: not that cheap but needs lots spent on it.

Ohh a bit of a split, its interesting to get others opinions.
House 1 is a terrace, House 2 is not technically a semi its the end terrace, they are in blocks of 4 or so.
Do people value the being attached on only one side quite highly than?

From a purely aesthetic perspective house number 1. If I wanted to do some work and put my own stamp on it I would go for the cheapest and the one which gives me the most space for my money.

End of terrace usually a bit more expensive because people see it as akin to a semi detached peppy.

I was torn between 1 & 2 until you said 1 was a mid-terrace.

I would definitely go for number 2 as it is end of terrace rather than mid - it makes a lot of difference only having noise from one side. The garden also seems a bit bigger than number 1, though that coukd be the camera angle. The decor is liveable and you could make a lot of cosmetic improvements for £20k.

I'd go for 2 - being on the end of the terrace rather than the middle would appeal, extra living space with the conservatory and garden looks bigger. Does need more updating than 1, and not as nice from the front. I think 1 is beautifully done, but you'd probably end up wanting to redecorate at least parts of it anyway so I'm not sure it's worth the additional £20k. 3, despite being cheaper, just looks like it would be a headache - or at the very least you'd have one if you had to look at that green room for long!

House 1 is done beautifully but there is no photo of the front.

I can’t see why you couldn’t get house 2 or three to the same standard if you were to spend the. £20/40k difference in price, I’ve done much bigger renovations for less money. Then you’d increase the value of your property. So I’d decide which layout/garden aspect/location etc made the house.

It depends on various factors such as the size of your family and what skills/enthusiasm/time you would have for renovations

No 2 looks to have the most floor space so might be a better option if you have 2 or more kids but 1 or 3 both plenty big enough for a couple or smaller family

I would probably go for No 1 unless you are actively looking for a project

If you like the kitchen on the first one, that one.

If you're going to rip it out anyway, the one with the most space.

Number 2 because it’s end of terrace and the garden looks bigger. The first one is lovely but the difference is purely cosmetic and not £20k worth

Actually they all seem exactly the same floor plan apart from the conservatory on house 2. And the garden looks better on 2, so I’d probably go for 2.

I'd discount 3, straight away. It needs taking right back to the brickwork, jusging by the state of the walls. Garden is also smaller. 2 has the better garden but you would probably spend your 20k quite easily getting it up to the standard of 1.

Number two being a semi, or end of terrace does make a difference yes

Neighbour noise on one side only, and a side gate for access to the back garden which is very handy when doing any work at the back of the house or to the garden.

House 1 has the nicest decor, but why is there no full length and wide picture of the front?

The other two you could get up to that standard easily for 20k. The kitchen in 1 is nice but I'd want to rip it out after a short while.

What are the direction of the gardens?

Yes they are all floorplan/layout the same house (apart from conservatory on 2) and are literally the street next to each other so space inside and location don't really come into it.

I'm just pondering over best value both time and money wise, in all honesty number 3 might be too long of a project but the price is tempting, 1 is beautifully done but we wouldn't have much left over to change anything, not that it needs a lot, I was thinking 2 might be the good middle ground.
Cosmetically what would people's opinions be on price to bring it up to the standard of 1?

We have talked about a bit of a project but this would be our first go at it, relatively capable and quite well connected trade wise etc too so not too much of an issue.

To the person that mentioned garden aspect facing wise, hazarding a guess by looking at the map
1 is north
2 is east facing
3 is going to also be east as irs a few doors down from 2
