Three houses, same street (ish)

So for sale there are three houses, fundamentally the same house. Two are on the same street one is just round the corner. Three different price points and three different states of decor.
Renovation is a possibility - not an endless budget for that though and could afford either of them to buy/put down deposit etc

Which one would you go for and why?

Number 1 is beautiful and where I live (South East coast) you can barely get a two bedroom flat for £220,000!

Personally option2. You have a separate kitchen/diner which I like, so you can use as play room/guest room/study etc. You also have the conservatory. Then 2, but it looks like a lot of work, although it has good room sizes which swings it. Then option 3, although it’s Lovely, my furniture would look shite in their!

I like number 1 best. Although the garden layout on 2 would be better for my dc.

I'd go for house 2. 3 needs too much work for that price, house 1 is nicely decorated but doesn't have a drive as far as I can see, that would be a deal breaker for me. House 2 is a bit dated but completely liveable until you did any renovations.

Personally I would go for 3 and make an offer of maybe £150,000 or £160,000

Number 2 hands down. End of terrace, bigger garden, extra room, East facing so you get the morning sun. Plus you can put your stamp on it.

I'd definitely haggle though. Use house 1 and 3 to justify a lower offer

does number 1 have a driveway? that would be a big factor for me. but im leaning towards number 2 anyway as it has a bigger garden.

No number 1 is garden to the front, all 3 have a separate garage round the back in a block of garages

I'd go with 3
You'll have 40k to decorate it how you want and replace the kitchen. It's already open plan kitchen diner, and has the same amount of space as the others.

Thank you for all your opinions so far it is definitely useful getting other oeoples perspectives, I would have not put so much value in the end terrace over the mid but it is definitely something to consider, abd obviously as it is something sk many you have mentioned it has pro's for the resale value etc

Semi-detached rather than terraced and a better garden.

No.1 has north facing garden - big no, especially with such a small garden. And doesn't seem to have a driveway.

Parking would be a factor for me. Possible off road and being able to add a garage

I would pick 1, it’s done to a high standard so I wouldn’t have to do much. I would be able to get a mortgage to that amount but wouldn’t have the difference in cash just sat around to get the others up to that standard.
Also, with the others it’s ok thinking oh I just need to decorate etc, there are always underlying jobs that you miss during viewing so it ends up costing you more than you budget for!

Probably b because it has the conservatory and whilst the decor isn't as nice as a, the expensive bits (kitchen and bathroom) look fine and it doesn't cost £20k for paint. Also can't see drive situation of a

I think the fact No 2 is a semi and has an east facing garden (as opposed to North) would just about swung it for me rather than no 1

However!
The Conservatory on 2 may prove worse than useless - too hot in summer, freezing in winter...

Don't underestimate how much it costs to replace kitchens/bathrooms and just generally update the decor in a whole house. You will easily spend at least the 20k saving on bringing it up to a similar standard. If you really like the kitchen/bathroom in 1 it might be worth going for the ready done option...

The 3rd one has no central heating, just electric storage heaters and looks like a back to brick renovation. The 2nd one is worth a go at if bought at the right price. I would think that it could well cost circa £20 thousand to bring 2 up to 1, but go and see them all and get a feel to them. No.1 may not look so good when it is empty.

I like 1 but does the end terrace one give you side access to the garden? That is valuable.

House 2. More living space and what appears to be a larger garden. I would prefer an end of terrace. It's what our last house was. It's just like being semi detached.
With house 1, would you be planning on redecorating at all? If so, then the extra £20k you're paying is just a bit of a waste. Unless the area is your preferred area.

@joseybloggs Are you in a chain or first time buyer? If you're not in a chain I'd go for house 2 and negotiate hard. If you're chain free you are their perfect buyer so use that to your advantage

I said house 2 because it's perfectly liveable and clean but you'd have some money to put your own stamp on the place. Plus end terrace means to get stuff in the garden you don't have to drag it through the house!

I think 1 is lovely, and it it was end of terrace I'd definitely be voting for it. However, it's not, and 2 is, so personally I would definitely go for 2, particularly as it's halls adjoining which is quite rare these days. It just minimises the amount of potential neighbour noise you'd have to tolerate which is really important to me.

I'd discount 3 I think on the basis it looks a bit squashed in the middle, garden is smaller and needs a lot of work. I think 2 could be flashed up quite quickly with new carpets and paint, and if you did want to change the bathroom and kitchen eventually, they look decent condition and clean in the meantime.

Whilst 1 has the best decor, I prefer the kitchen in 2. No. 2 has a modern bathroom and there is no picture of the bathroom for No. 1 so it might not be very nice. The conservatory also adds floor space for 2.
No. 3 would mean living in a mess for some time and would probably cost more than the difference in price - definitely no for me.
1 or 2 are both good. It wouldn't cost too much to replace the carpets in 2 and usually expect to paint when you move house.
