Three houses, same street (ish)

So for sale there are three houses, fundamentally the same house. Two are on the same street one is just round the corner. Three different price points and three different states of decor.
Renovation is a possibility - not an endless budget for that though and could afford either of them to buy/put down deposit etc

Which one would you go for and why?

No3 apart from bathroom is cosmetic, kitchen is modern, you could get it up to a good standard for £10k at most. Good property to flip and move on.

They are all a minimum of liveable and 1 and 2 don't really need anything significant done. You might decide to repaint or something. 3 could be done up gradually to your taste. Depends on what you think about doing work on a house.

No 2 because I think No 1 is largely decor and their furniture. But, the front of No 2 is horrible - that ugly drive. And I'd see the conservatory as a minus because you'll be ripping it out at some stage. But, would make a useful utility for now.

I’d get 2 and just update it myself. House 1 is nice, but much smaller. You are paying for the staging and all that will go with the vendor.
Price wise depends how much you can do yourself. Plaster looks good, so just paint and flooring? combined with furniture.

House 1 for me so long as the difference is cosmetic. I'd like the parquet floor in the kitchen, and I'd use the savings to do it up the way I wanted it to be. House 3 is clearly in the best condition in terms of decoration but it's not my style. House 2 isn't worth the middling price unless you really prefer it for some reason.

I would go for 2 as it’s end terrace/semi. I dislike conservatives especially when they the make other rooms have borrowed light so ideally I’d want to take it down and replace with an extension.

I would probably go for 2. Although 1 is staged really well have they up to date electrics for example or will you have to rip through the decor to replace them. Ditto with plumbing.

1 is lovely but no picture of the bathroom makes me wonder if that’d need replaced. 2 is old fashioned but the bathroom looks modern, it’s bigger and being a semi is a big plus and the extra conservatory space is useful. £20,000 could get a new kitchen and cosmetic work in the other rooms to get it looking as nice as 1. 3 is too much work. 2 would be my choice.

#2. You Can spend up to 20K making it into #1. But depends if you want the project or you value outdoor space as garden is bigger than #1 ( from pics )
Ultimately I'd go for the one you feel most at home in as my experience says that your gut says a great deal.

If you are going to have to spend £20,000 on number 2 you would need it to be a lot less than £200,000 unless you don’t value your time.

I am always surprised on these threads how little people value their own time but will quite willingly pay £50 per hour to a workman because it is billed time.

Number 2 looks to have a bigger garden, and is only attached on one side. It looks like most of the work may be cosmetic (rather than 3 which looks like a bigger project).

Number 1 is beautifully decorated, but you are paying for that and then once you’ve been in it a few years it will need decorating again anyway.

Don’t know if you’re still looking for opinions but I’d say two for me personally because I absolutely hate the decor of number one so I’d end up changing everything anyway. If it is your cup of tea though... I’d go 1.

2 looks more spacious generally and has only 1 attached neighbours. 3 is horrible.
1 would be my 2nd choice, as it's mid terrace and appears smaller.

Your're really paying more for nice colours and appealing staging with House 1. The kitchen is nice, but pretty basic, and floors look like they are laminate. I don't see it costing that much to do the same in House 2, plus the bathroom look done

House 1:
Looks nice enough but the lead flashing over the bay window looks like it needs some attention and they haven't bothered to cut back the plant partially obscuring the door - what else haven't they done? I don't like the narrow back garden and I wouldn't want a back gate. I'd want to see the bathroom before deciding to view. I also wouldn't want a garage in a block and the bedrooms are too small.

House 2:
No kerb appeal. Poorly maintained drive/path.
Ugly gas fire with no hearth, surround or mantlepiece. Room has no focal point.
Conservatory lacks a proper roof and would be a massive drain for heat with floor to ceiling windows and no dwarf wall. Would be unusable most of the year.

House 3
Garden is too small and the house needs too much work doing to it.

I wouldn't want any of them but it I had to have one it'd be the first house.

house 2 looks to have the biggest garden of your bothered about that.
Also it's end of terrace which would be far better than w mid terrace.
