Finally after months and months it looks (fingers crossed) we have a house. I'm in the process of sending everything over to EA and my solicitor to start the buying process. The house and us are chain free.
I wondered how long it roughly takes as I'm hoping we don't have a full lockdown again. Also how are removal companies working with covid regulations?

min 8-10 weeks to exchange if things go well. completion probably another 2 weeks after that min

Arghh well I would’ve loved to say 6-8 weeks. I’m a FTB moving into an empty property no chain was told 8 weeks max. Got offer accepted on house 24th June so it’s 3 months now and still no completion date! Hopefully you get it done quicker than me!

Depends on many things. Mortgages can take quite a while at the moment, as well as searches, enquiries and all that fun stuff. We are on week 8 today and haven't had any talks about dates yet. Our mortgage took five weeks. We've had couple of removals companies to come and quote us and they've not been worried about lockdowns.

We were FTB- put an offer in 26th June and we were in on 14th August. House we brought was in a chain. All happened very quickly!

We're moving Friday and it will be 11 weeks since our offer. That's without any real issues.

@Bumpandus I think it really was just luck. We were told earliest we'd be in would be mid September so I don't know how it got moved so quickly. Hopefully yours won't be too long now 🙏🏽

We had our mortgage appointment last week and the bank advised us that most purchases are taking 3-4 months due to delays in underwriting and heavy workloads... 😫

Fab here too. We had our offer accepted at the beginning of August and we have only just had mortgage approved. Hoping the searches won’t be too painfully slow (although Ive heard they are taking ages ). We have no chain. I’m really really hoping that we can be in before Christmas. Good luck with your purchase.

Our searches just came back really quickly op, so maybe it just depends where you are/how quick your solicitor is?

The searches on the house we’re buying are likely to be the hold up on our move. Just to offer a different side to the long wait for mortgages, ours was approved in less than a week. We’re porting ours as still have a few years left on the fix and borrowing a bit more and it was turned around really fast. I know that’s unusual at the moment!

Surveyors are busy so if you’re getting an independent one, i’d book it ASAP. All the ones we approached were booking about 4 weeks ahead.

We were aiming for ten weeks and I think in normal times it would have been doable but with Covid...Christmas would be nice!

We’re at 9 weeks and just waiting for revised mortgage offer for our buyer; we are ready to exchange (should have happened last week) and our vendor is chain free. Been told everything is backed up at the moment though so everything is slower than usual!

Depends on so many factors. Legal work cannot take place until the Contract is received. Then how long will your mortgage offer take? Lots of lenders are slower than usual at the moment as they have lots of people working from home. Searches can vary. Our Local Authority are around 8 days but I’ve had some that are taking 6 weeks minimum. I am telling Clients between 12-16 weeks from receipt of Contract NOT from when you put the offer in.

We had our offer accepted on 3 July, and have just exchanged today (completing next week) - so that's about 12 weeks? The solicitors' queries and searches took aaaages, though, so hopefully yours will go through more quickly!

Whilst not completely impossible, that is very much at the 'highly optimisitc' end of the spectrum.
