How long do 'enquiries' usually take?

We are almost 8 weeks post both accepting an offer on our house and having an offer accepted on our next house. The draft contract pack, mortgages and associated surveys, searches etc have all been done but the solicitors have given us no further update for the last two weeks other than that they are waiting for replies to enquiries.

I cant really remember from last time around, so could everyone please share how long it took to get from this stage to moving in?

Enquiries are a set of questions that one solicitors asks of the other.

There might be 10 questions, there might be 50. Each property wil be different, the level of detail required will be different. It might take a week or it might take a month.

There's no hard and fast rule I'm afraid.

An enquiry may get a satisfactory response in one day, but another may require weeks and weeks to resolve.

I would get involved- Can you find out what the enquiries are? Ask your solicitor and the EA. And let whoever's solicitor it is, know that you're all waiting on them. They can chase their solicitor to get them answered.

I hadn't thought of asking the EA actually - the EA for our sale wants to be really involved so I let her know when we correspond with the solicitor and she feeds back to our buyer. But we haven't heard anything from the EA marketing the property we are buying so its definitely worth getting in touch. Thanks!

I’m a FTB no chain moving into empty property got offered accepted 3 months ago and still not got a completion date. Signed contract end of July and enquiries have been going on since August arghhhh good luck!

Oh god @Bumpandus it's so frustrating!

I've dug back through my emails to see if I can work out the timescales from when we bought our current house and enquiries took about 6 weeks. Gah!!

Desperate to get a date in case of another lockdown.

@DotTheCaddy I’m now waiting for a deed of covenant ive started a thread on here and had no replies lol I’m dreading another lockdown to delay the house even further ☹️

This thread doesn’t make me feel better. I had my offer accepted mid August. There’s no chain either end - I’ve already sold my flat and my vendors aren’t buying again straight away. Solicitor said 12 weeks to completion. Solicitor is now saying 12 weeks once they have all the paperwork. I don’t even know what that means And suspect it means whatever they choose. I’m meanwhile technically homeless and my anxiety is through the roof. Sad
