Party Wall - Registry Extract - Translation Needed

I am in the process of purchasing. Ive noticed the neighbours have built their extension about a brickswidth over the party wall. As I will be planning an extension too which will hide this, I am not too concerned and will work with a planner who has lots of party wall experience. However, Ive just downloaded an extract from the deeds from the landregistry web page and I dont understand it ! Can someone translate, its old english and I think it just means we have a party wall ... ""It is hereby agreed and declared that as between the property hereinbefore described and the adjoining property Number XX Example Road, Example Town aforesaid all rights of way air light flow of water soil drainage eaves eaves drop and spouting and other easements or quasi-easements shall remain as they have hitherto existed under one ownership and that the division walls and/or fences on the easterly side of the property hereinbefore described are party walls and/or fences and shall be deemed treated maintained repaired and used as such."

Yes. But also utility conduits, fences and any passageway or footpath are shared it they were at the time of the conveyance.
