Where to live in Sheffield

Hi,

I am not from Sheffield and I am planning on buying a house here with my boyfriend. However, due to neither of us being from here we are not sure as to which are the best areas. This will be our first house so we are looking at houses in the region of £200,000 to £250,000. We know we like quite a few areas near the peaks side of Sheffield but not as keen on places like Woodhouse. I was wondering if anyone who knows the area could give me some suggestions. I want to make sure I am buying something in a reasonably nice place but I know the peaks side can be quite expensive.

Chapeltown and High Green are nice but more out of the town centre
Not sure where in the OP's post she mentioned children so not sure what the school posts are about?
Anywhere s11 S10, is nice but not a lot of house for the money
Top of Hillsborough close to crookes is nice with good links into town
Abbeydale / nether edge are nice, close to countryside and town

I don’t think the OP is too bothered about schools?

Re Hillsborough- I wouldn’t choose to live there as a prefer a more ‘village’ feel. It’s not awful- just lots and lots of terraces and quite near the A road and stadium.

If you look nearer to Rivelin Valley/lower Walkley/Wisewood it’s nicest.

As a PP has said the city is very polarised. For me, areas such as High Green/Oxspring/Mosborough are most suburbs and not part of the actual city. It would be a big trip or a long bus ride to get to the centre. Depends what you’re after.

There is also an unusual thing with Sheffiled that some houses are leasehold.
I wonder if it's same as with flats that you have to pay ground rent etc (and what sort of amount is that on a terrace?), and also is it easy/expensive to extend the lease?

We're maybe looking to move in our same area and saw a leasehold but with a 700yr lease on it, which seemed very long. Not sure the history behind that.

I have owned one of the Sheffield leasehold houses before. It had a very long lease, the lessor was untraceable so no money was due and if I remember I bought a cheap indemnity insurance when purchasing against any legal action that might occur. It was no different to owning a freehold house and certainly didn't affect my ability to sell. Just a peculiarity of Sheffield houses!

We pay the hefty sum of £12 a year for our leasehold. It's protected as well so won't go up. Lease is about 800years or so.

Just be aware that in Sheffield you bid up from the asking price. For a nice house in a good location you might need to go to 10% plus above the guide price, if the house goes to best and final.

Loads of mixed opinions here!

Depends on your priorities tbh. We were going to buy in S7 - Nether Edge or Sharrow, but all the gardens we saw were tiny (or the houses were huge and expensive).

Is it schooling, transport, travel to work, house or garden size, near to Peaks etc.

Young and hip etc. do you want somewhere you can move in straight away?

Neither of my ds’s wanted to go to our catchment Secondary, and were fortunate to get into one of their picks.

The property market in SW Sheffield is crackers at the moment, things are selling in days at best and final offers.

interesting about the lease thing, thank you Althea and happy !
Good to know there's hardly any ground rent but I have noticed that they are priced a little lower / sell a bit slower (in good areas like Wakley / Hillsb) - but presumably still sell well.
What about the buying process, would a leasehold house be a pain for solicitors to deal with / will add a lot of time to the pricess?

Houses might be a bit cheaper in netheredge these days...
It was an up and coming, bohemian area until recently. Now I would steer clear. Schools aren't great either.
Can't go wrong with S10/ S11 but you pay a premium for the nice area.
Lodge Moor is a bit cheaper but close to the peaks. Dore and Totley villages is lovely with a train station but is still quite pricy.
Depends on your wants though.

TheManolorian oh no, what's wrong with Nether Edge? I viwed a flat there but didn't get it - though I'm not sure where it's Brincliffe border but much the same, from what I ve seen.
What do you think of Walkley btw - overpriced?

Just check the length of the lease before you offer... I realised there wasn't that much longer on mine (relatively speaking, I think less than 80 years can cause problems with mortgages) so had weeks of delays while the solicitors tried to find out who actually held the freehold - previous owner had never paid any ground rent to anyone

Lello yes I saw a house with a 78yr lease - hence hanging around on the market - with flats it's usually quite srtaightforward to extend, rare for a freeholder to be out of bounds / abroad and unresponsive. Most
are fine.
I wonder if it's more of an issue here - someone lese mentoned previously that freeholder was awol! Also would the cost of extending be higher than with flats as these house mortgages seem to be much longer (up to a 1000yrs)? Did you / or the seller have to extend yours?

Just to add, although I don't think you're particularly worried about schools, a few posters mentioned Penistone, which does have good and outstanding primary schools and a very good secondary but the catchment area for it gets smaller and smaller each year. 2018/2019 was just over 5miles and if the new housing development get the go ahead (most likely even though it floods every year!) it will only get smaller.

CatAndHisKit If all the ground rents are similar to the ones I've heard, i.e a token few pounds a year, I can see why they don't necessarily always get chased up, and I guess they have a lot less upkeep/responsibility compared to flats.

I bought my freehold once we'd tracked him down, it cost approx 1000 I think but it's one of those things where it costs whatever the owner wants to charge, within reason.

I presume lease issues must be pretty common round here, I think half the city was leased to the Duke of Norfolk at one point - maybe worth using a local solicitor if you think you might have any complications as they're probably used to dealing with them. But as a PP said, generally it makes very little difference to buying

Nether Edge is quite a large area and most of it is lovely. There is growing crime around the Abbeydale Road area. Saying that I have several friends who live round there very happily.
