Electrical Installation Condition Report for residential sale?

Hello all, we are selling a flat and wondering if we should go ahead and get an electrician to do an EICR or shall we wait and see what the purchaser and their solicitor request?

They have had a survey done and we are waiting to hear if any issues but they are cash buyers so it wouldn’t be a requirement for a mortgage. Would you go ahead so as to avoid delays or wait until the request it ( and presumably also pay for it)?

If anyone has sold recently and hasn’t been asked for electrical testing I would be interested to hear from you!

Think it's up to the buyers to organise ( and pay for) this rather than the sellers. I would wait to see if it is requested by your buyers.
We sold recently and this wasn't requested. We did have relevent paperwork for all electrical installations done since we bought the property including having it rewired.

If you have all the relevant paperwork might it help speed things up?
I think a gas check is obligatory?

It’ll probably depend what their survey says about the electrics, but most people won’t request an electrical inspection so I’d just leave it for now.

Only for rental properties. If there is a service history with gas safety check for boiler installation that paperwork would also be acceptable.

Thank you for your replies, the information online is quite confusing and there are various websites that seem to suggest you will always need to provide a certificate and others that explain it is only a requirement for rental properties.

We are still waiting for more details from their survey even though the surveyor came over a week ago (and only stayed 15 minutes!).

We have no reason to think that there are issues with the electrics but we just don’t want to be caught out! I think perhaps I am just being too impatient
