Got my cottage on the market. Its been on a few times as its sold twice and the chains have collapsed. A few viewers are trickling through but they are often not in a position to proceed. I've reduced it and if I haven't a buyer in the next couple of weeks I'm thinking of reducing it further. Would a further reduction put you off looking?

It wouldn’t put me off looking, though it would send a clear message that you’re very keen to sell and that would put me in a mind to want to negotiate further, so when reducing do have a think about what the absolute minimum price you could afford to go to is.

You’re going to be struggling due to a range of factors and price is only one of them - unfortunately, people who have seen it come off and on the market three times are going to be wondering if it’s because of a problem that’s caused buyers to pull out.

I'm in the process of looking for another property a reduction would not put me off. I think the only reason I've been unlucky in buying is sellers are going for the higher offer rather than buyers position. I have no chain yet a house I offered on last week the seller went with someone who was not in a position to move. They offered 5k more than us and they don't even have a mortgage in place. Choose your buyer carefully is all I would say.

Interesting, I hope I get a buyer. It is likely to go as a holiday let (as did my last house) so people aren't as invested as its not their home and you get many people who view for an activity on a day out. One previous buyer said she was a cash buyer presented the agents with the evidence then said she was in a chain (which collapsed) and wasn't cash. It took a few weeks to get to this point. The next the chain collapsed but they didnt say anything for weeks as they were hoping to get a new buyer to keep buying mine. If they'd told me sooner I might have been able to find another buyer quicker.

Its on at £275K now, Id reduce it to £265K with £250K being the lowest offer Id tak. Obviously I'd rather sell it for more as it will make the next move easier.
