How much value does an en-suite add?

Considering putting one into my house before we sell. It’s a family home, but with only one big bathroom.

There’s space for an en-suite in the master bedroom and quite a logical way it would fit, but unsure whether it’ll add value?

(Although putting it in would take away a lot of good storage space!)

You need to talk to a local estate agent. It added 10K to our (recently sold) house price despite us taking out almost all useable storage space from the Master, because 3 beds in that location attracts fairly large families due to how expensive houses are.

It depends entirely; it may not add value, it may add what you spend, but it also may add saleability.

If it's a family house, likely to typically be bought by a family of 4 or 5, then an Ensuite would be desirable, even moreso if there isn't a downstairs loo. It would make it more saleable.

Whether it will add significant value depends on the ceiling price of the street. Do other houses on your road have 2nd bathrooms and is your house already right at the top of the price range? If it's already at the top of the rprice range it might not add much value. If it's not, depending on the price of houses in your area, it can add £10k or more. If it's a big 3 bed and others have a 2nd bathroom and yours doesn't it might make it worth less and definitely be less attractive without it.

For lots of houses don't have a 2nd bathroom in your area, I would consider not just the cost of installing and price increase, but also the inconvenience of having it done....could be a right pain in terms of redo rating bedroom as well etc. It might be that if your house is in-keeping with others in the road it's just worth selling as it is because the gain doesn't justify the costs involved and inconvenience involved in getting it done. Would have been different if you did it with the idea to get the benefit out of it for 3 or 4 years yourself, but doing work purely for moving purposes is only worth it if it really needs to be done to bring your house to expected standards for the type of house and area, and if the price rise will more than cover the costs and inconvenience factor.

Probably about £10k but depends on what room looks like after, quality, size etc.

Though if doing it now if it will delay you going on market I would be careful as things are going much more slowly than usual with lenders, surveyors etc, risk of further lockdowns and people want stamp duty exemption.

It would make it a lot more saleable and I’m sure people would pay a fair bit extra (unless it’s a very cheap area). Having said that, you could get away with just 1 bathroom in a 2-3 bed house and some people might prefer loads of storage to an ensuite.

I sold mine house a few weeks ago, my neighbours who ripped theirs out, also on the market the same time hasn’t sold yet.
