Floor plan help!

Hi, we have offered on this house and wanted to do a single story extension - make a hallway through the dining room to make an office and then go out into the garden to make a big kitchen/diner/shower room/utility. However we only have about 40-45k to spend on the whole house and garden which all need work and I’m starting to think we just can’t do everything without massively compromising and stretching. The alternative is to knock between the kitchen and dining room and put French doors to the garden - meaning we have lots of money left to finish the whole house many years down the line could even do a double story extension.

The Kitchen/dinner would be about 27sm. Do you think this is big enough? For kitchen and dinner...and would love a sofa in if possible! What floor plan would you do? We will have lost a hallway - is that weird walking straight in and where would you put coats and shoes? Any help really really appreciated!!

I wouldn't lose the hallway personally, I'd keep it and have the door open into the kitchen diner. I do think it would make a decent sized room if you knocked through - it's what I would do in your situation!

It looks like there’s a chimney between the kitchen and the dining room so might be a bit more expensive to knock through.

If you do, make sure you have enough wall space to install kitchen cabinets. 27m2 is not a massive space but then it’s a small house. It’d probably be about the size of open plan kitchen/dining/living rooms in nice 2-bed flats.

However, if you want a large kitchen or even a utility cupboard etc then I’d probably do up the 1st floor and spend a little bit on tidying the ground floor a bit to live with it until you get an extension.
