Time to drop the price?

House on market a bit over 6 weeks

First month had 5 viewings but no one interested for various reasons (nothing I can reasonably fix)

Radio silence for the past 2 weeks. It's time to drop the price isn't it? DH is adamant we don't but I'm painfully aware that the longer it stays up the less likely it will be we will get that price.

5 viewings in a month is not much. Definitely the price if people aren’t even arranging viewings.

Are your EA photos good? is house well
presented? reasonably priced for area? have you looked at comparable houses?

Ours has been on the market for around 6/7 weeks and we only had 1 viewing in that time so we reduced ours and almost immediately viewings are starting to come in. We had 2 booked this week and another for the weekend.

If you aren’t getting viewings it’s always the price.

Mine has been up a month today, I’ve had I think about 8 viewings and two low offers, I’m in no hurry because I can’t currently find something I like. I have a lot of competition though including my neighbour!

Is there much on offer similar to you?

Generally yes, if limited viewings and not moving it’s nearly always price.

Boo. We are in the same situation, up for sale for 6 weeks, 4 viewings and no offers. We have dropped it once but are reluctant to do it again -it made little difference anyway! Are the estate agents doing enough do you think -sign outside, decent pictures, advising their database of your property etc? Our feedback has been stuff we can’t change as well e.g. bedroom 2 faces north, no parking (it’s terraced for miles here so you either pay through the nose or you move out of the area)

We are in the same situation. We have just dropped the price but not had much renewed interest Sad it’s so frustrating isn’t it! Not sure what is going on really, our house is the only one in our town that is this cheap, it’s in a good location with great schools. Just got to wait for the right buyers to come along I suppose.

Eek!! I'll post a link but please no comments on things I can't change- I.e. layout of the house (which isn't great) or lack of proper garden

There is also a driveway to the rear which fits two cars

We are already somewhat limited as it's really not a family home

Just feel trapped to be honest

It’s lovely, it’s easy for me to say that as the colours and style is very much me! Only 2 things l noticed were how about a picture of the cellar (my partner would love a cellar so he would want to see that) and how about some pot plants at the front of the house in tubs?

Drop as you're overpriced. Other houses on street have sold for a lot less. Lovely house though and things are selling quickly at the moment.

Declutter the dining room, kitchen and try and make the accessories in the livingroom more neutral. Bedroom 2 is a wardrobe, this screams lack of space. You need to stage it as a bedroom.

@iswhois @LilLilLu yep it’s crap isn’t it. I think we will do one more price drop, at the point where we switch agents (our current ones are a little lame and there have been lots of broken promises). After that it’s going to left at that price, either that or wait until the banks relax their lending criteria’s, rent the flat out and buy a house. That was our original plan

It's a lovely house and lovely decor. I dont think your photos are the best. I cant comment on the price as I dont know the area but the presentation of some of the rooms is making them look smaller than they are. Theres a chair almost blocking the front door and tea towels hanging over a window in the kitchen. The big thing for me is all the clothes in the second bedroom. It makes it look like there must be no storage in the main bedroom (when actually I think there is, you just have a lot of clothes!). If there's any way you could store most of them and put a bed of some form in the second bedroom i think that would really help.

Your house looks great so the price is probably the issue.

I also think this 'house sell quickly moment' idea has been talked up by estate agents...this is not the case everywhere and reality is biting for many people in term of redundancies and the fact that Covid will be with us for a long time.

If you want to sell price your home competitively rather than believe the estate agent hype...

Gorgeous home - it must be the price. Sorry but if you want to move, you will have to price to sell. Otherwise, wait it out - but that could take 2-3 years or more.

I have sold many homes of mine over the past 24 years, and I always priced to sell. The thing is, you can afford to trade up to something better now because the price of what you are looking at has fallen more - that is how people who sell well think. Those that hold on "for what it is worth" always miss the market.

I think it’s very nice but I would definitely declutter much more. Just get rid of half of the stuff and put it in storage if necessary.

I also did not like the fireplace in the lounge - could that be easily changed to something more simple?

I think it’s a nice house though. Maybe hang tight for a bit and I think someone would like it.

  • Include a picture of the parking spots
  • your decor is lovely! The paint colours are very well suited and your fixtures and fittings look great quality. BUT I’d take away a lot of the bits and pieces on the shelves, people can be terrible about imaging their own stuff there.
  • move the desk in the dressing room and show case that there’s room for a bed, so people see it as a bedroom first and foremost

Really really lovely house though!

The home looks modern but really 'busy' with all the prints/patterns and the clothes on show looks messy and make me think of no space.

Could you cover the clothes for a more streamlined look and get rid of some of the busy prints/patterns which make it look small?

What do you think is wrong with the layout? It's very similar to the layout of my first house, I think it's fine (there were just the two of us, no kids). I'd view it on the basis of those photos, if it was the right location. I don't know the area but if you haven't had viewings I'd assume it is over priced.

The house is very stylish.

I think the issue is the main road and the bathroom off the bedroom so it’s bound to be a more difficult sale. However, it’ll go for the right price but you do need to be asking less than houses on quiet roads or with bathrooms off the hallway.

I’d probably add a bit of greenery in the yard to make it look like somewhere nice to sit out.

It's a lovely home. I like that shade of green. I think you have lovely taste.
I would just suggest making the bedroom look like a bedroom and not a wardrobe.
I quite like your agents write up too.
