Is it normal that a property listed on Rightmove has no EPC rating?

If it's newly listed, possibly.

If it's not, then it's unusual.

It's not new and hasn't been sold for the last 10yrs. Nothing from EPC register search. EA said they haven't got time to do the EPC assessment but isn't it a legal requirement to have a EPC before listing?

www.gov.uk/buy-sell-your-home/energy-performance-certificates this says yes, they do need it. "not having the time" is not a good enough excuse - the EA's don't do it anyway - they outsource it to someone else and you normally have to pay for it up front when you list the property. At least, that's what I did when I sold my last house.

We are selling for the first time & I confess I had no idea we needed a renewed EPC. We are using an online agent but one part owned by an estate agent in our area. They contacted us yesterday & said we needed one. The house has been on the market a few weeks & we’ve sold in that time 😳 Wevd got some coming out next week to do us one!

It may honestly be that the sellers don’t know! It’s not something I tend to look at when viewing houses on Rightmove etc so it didn’t even cross my mind 🙈

Is the property Grade 1 or 11 listed.

I don’t think it has to have one if that is the case.

I know this is a older thread - but we have a Grade 2 listed for sale and that hasn’t got to have an EPC

I’ve had estate agents valuing my house this week - I was told they have 28 days to add an epc to a listing or it is delisted automatically by zoopla/Rightmove so not that odd if newly listed.

Ours has been on the market for much longer than that and it hasn’t been pulled. I’d hope the agent (Saville’s) has explained the situation or ticked the right boxes.
