Oval in Kennington

Hi, can any one tell me what the area of Oval in Kennington is like, also if you were a first time buyer, would you buy a 3 bedroom ground floor flat or a 2 bedroom 4th floor. The difference is 40,000, which they would have to borrow separately from mortgage

Oval and Kennington are gorgeous. Unbelievably central and (by London standards) v v good value. I loved living there - fab galleries (Damian hirst’s Newport street), oval farmers market, lavender fields at Vauxhall park (probably flowering right now), nice pubs. And brill transport links everywhere else.

Which flat is more expensive? The 3-bed or 4th floor? Equally smart developments? What’s outside the windows of the ground floor one?

I once lived in a ground floor flat but ant sounds outside the window freaked me out + I had the blinds permanently pulled for privacy.

I didn't love living there. It's great for connections into London, and also south for Clapham/Brixton but I found it a bit of a 'non area' in itself if that makes sense? The farmers market is nice but the novelty does wear off! That was 4 years ago though so might be different now

Lived nearby for some years..also found it a non area..just major roads to Brixton etc...I found it boring and did very little there..do so much more now we in walthamstow next to village since the 80' s..

I think for security the 4th floor, if there is a lift.

Lived there for 20 years. Loved it. So central. Great local pubs. Walking distance to Brixton. Great transport bus and tube connections. Fab park. Always felt safe

The Oval, generally, is a great place to live. However, like anywhere, there are nicer streets and no so nice ones!

If the GF flat is on a busy roa or near any pubs, definitely a 'no'.
Personally I always prefer a higher floor in London as there is a better view / they are more airy.
