Seller now wants an extra £6000

We are about to buy a house and have a baby on the way, now the seller is saying they want an extra £6000 or they'll pull out, what should we do? I feel like walking away but we are getting the house for a good deal

If it’s still a good deal then pay the extra £6,000, if not then walk away!

Well you can either counter for an extra 4 or 5 grand rather than the 6. Or walk away. It depends how much of a good deal it is with the price increase.

To complicate things the seller is someone we know and wants the £6000 as a bank transfer before the sale is finalised, I'm worried if we pay it they could ask for more and threaten again to pull out

That doesn’t sound right. Would the Additional £6000 be noted in legal documents/contract? If not don’t do it. Just because you know them doesn’t mean they won’t try to pull your pants down.

I'd pull out of buying it based on this. You'd have no protection if you paid by bank transfer before the sale. That's a very dodgy request.

I am gutted to lose the house as it's taken us 5 months just to get a mortgage offer with covid and the lockdown, we've already paid out in solicitors fees, for surveys.
Unless they want to add 6k to the house which I suppose they could do I was thinking it isn't legal.
I want to pull out but really don't want to start from scratch again with a baby due soon.

What has your mortgage broker/solicitor/estate agent said about paying an extra 6k via bank transfer? What happens if they pull out anyways once you have paid it? I would be walking away them being greedy by sounds of it.

It sounds dodgy to me tell them you will see if you can increase your mortgage but will not transfer anything over to them before exchanging, they probably don’t want to loose the sale.

Does the added 6k, if it was on the sale docs, take them over the stamp duty threshold or the pension/benefits savings threshold?

Pull out. I bet they will blink before you do. Or say that you will pay it but need to put it through the lawyers and onto the mortgage, I bet they will soon back down.

They're saying they need it before completion to sort out somewhere else to live, spoke to my broker about it who said that would be a private agreement between us and them and nothing to do with the mortgage or solicitor.

I will suggest adding it on to the value of the house, it makes no difference re stamp duty or anything else

before completion is ok if it's AFTER exchange. Have a gap of a few weeks between the two so they can sort the rental out.
It's like they are trying to mislead you by not mentioning the exchange, but worth trying this if you don't want to lose the house.

Definitely don't pay anything until exchange and via solicitors, that sounds incredibly dodgy. I would mention it to your solicitor and estate agent.

I wouldn't pay it and might walk away either way but if I really wanted house I would proceed at the price now if they are willing to do that and proceed quickly through the correct legal routes.
