Would you sell to an investor?

We've had some offers on our house.

-Asking price from someone with no chain
-6k over asking for someone with house on market but not sold
-£13k over but from an investor company. Worried they might try to knock money off at end of sale or aren't as reliable due to no emotional tie.
Any advice?

Jellycat In all the years I've bought and sold my family homes I've often paid the asking price but never over it. I'm just surprised (and a dubious cynic!) a developer who would normally want to by at the lowest price possible to cover all his costs, would offer £13K above your asking price.
