is this a good time to sell a quirky house?

our house is what estate agents call "quirky" or "wild card" or "needing a hands on buyer".
We had planned to stay here for ever but a horrible person nearby makes us so miserable that we want to move (life is just process of avoiding disclosable disputes at the moment....).

We have an amazing location and a garden in a spectacular setting and lots of room (those are not the quirky bits....)

I would appreciate thoughts.

If you have a spectacular garden, live in an area that would appeal to families leaving the cities and space inside the house to work from home then yes, I think now would be a good time.

I do think lots of people are looking to buy right now, because of the stamp duty rules and also lockdown making people revaluate.
It's a shame to sell up for just one neighbour though. Even if you don't legally disclose the neighbour, I've heard of previous owners being sued because they obviously moved because of some psychopath and didn't disclose it.

Strawberry - it's knocked through. We've acquired bits and pieces over the years.

if the neighbor nearby is horrible im not sure i would want the hassle.
having said that a lot of people like different houses. if it sits on a good plot and is in a good area it will probably sell really quickly.
we are looking for a house with land and everything we seem to come across sells so quickly, whether its move in ready and perfectly square or odd shaped rooms and dated.
as longs as there are no structural problems that would effect a mortgage etc

I wish you were my neighbour and planning to move. I’d go for it if I were you.

It's always a good price at a right price. You know it's the right price by a decent amount of interest from serious buyers.

no structural problems. a complicated title and snickets/rights of way all over the place which will make some people say "no" (but that wouldn't change, would it?)

sympathies intheningangnong. I too dream of a certain person moving. My friend has just moved and she said to me "you can't live your one and only life next to him" which is sort of sticking in my mind....

price-wise it's tricky as the agents are saying there are no comparables. I guess the only way is to slap a coat of paint on and try.

If you genuinely want to sell, you might need to unquirk it. Put the things you've collected over the years into storage. Paint it neutral colours throughout. Tidy the garden and deep clean the house. These small jobs could add £10k to the value as well as getting more buyers interested.

You are unlikely to get as many viewings as say a standard detached in a good area. So consider any offer received seriously as it may be a while before you get another.

And do be careful about this neighbour - from a disclosure perspective and also from the perspective of him meddling in your sale if he has an axe to grind.

im sure someone will come along who loves it. i know at the minute estate agents are being really fussy with who they let view the houses. maybe thats why the viewings are so low. did the estate agent take good pictures and provide the floor plan?

@mklanch houses are flying off the shelves where we are. Photos weren’t the best tbh and it was a bit cluttered so have massively decluttered and painted everywhere and professional photographer about to arrive any second to redo the photos. 🤞🏼🤞🏼🤞🏼

good luck. maybe try and get a walk through video tour as well.
we are house hunting at the minute but cant travel as our daughter is in the at risk category so we rely of video tours so get a good idea of the layout and house flow etc. i know alot of people are doing those aswel at the minute.

Depends where you are but houses are selling in days here (near Edinburgh). I've just successfully had an offer accepted and the house was on the market 5 days.
I wanted quirky, I didn't want a new build. So you might be lucky.

Yes, this person has an axe to grind and weird fantasies about putting me in my place. However, he also wants me and my family to leave.

If you sell your house you have to fill in a form which requires you to submit details of disputes with neighbours. We sold FIL house to the first viewers at asking price 2 weeks ago, fingers crossed, it goes through without any problems.

you don't need to tell me that, I lie awake thinking about it.

it's personal (a grudge) rather than actual disputes about the property now.
