Probate property

Is it a bad sign when a vendor of a probate property does not respond to emails and phone calls from their estate agent?

We made an offer on a probate property which was rejected. We then increase the offer to the amount it has been valued at. We are still waiting to hear back. The vendor is hard to get hold of so the estate agent had not been able to tell them about the new offer.

I’m wondering whether it is better to wait for the property to go on the market as the conditions will be more favourable for buyers as the year year progresses.

Is the property not actually on the market now?
I am executor for my late mum's house. It's no different than any other vendor except that there is no onward chain.

I don't understand how you are buying a property that's not on the market?
We didn't market my parents house until some time after their death because the will and estate were complicated. We couldn't sell the property without having had probate granted, so waited until it appeared it would be wound up within a few months and marketed it then. It was nearly 18 months after their deaths (they died very close together) that we eventually sold it.

they might or might not actually have progressed enough to be able to sell it

Or sometimes there are other family members who do not agree (a) to sell (b) to any particular price. Sometimes one of them might want to buy it at whatever price it attracts in the market.

It might be that they can’t proceed at the moment. My mum’s solicitor advised us to put the house on the market shortly after mum’s death but probate took nine months to achieve so it put many buyers off. Who wants to wait an indefinite amount of time?
If the sellers can’t give you any concrete answers at the moment it’s pointless making contact.
